Homan Ardalan - Why Hire A Private Money Lender?
Are you planning to make some investment in property but have no money in hand? If yes, then you need to know that there are several lenders who are willing to fund you to meet their own loan requirements. However, before you approach them and get a deal, you need to see your other financial choices and only then do you ensure whether to work with a private money lender or not. If you don't have any experience before, then Homan Ardalan is the person to help you out. You can check Homan Ardalan ā Instructions To Get Going In Private Money LendingĀ to get more ideas.
Here we are going to talk about why you need a private money lender Like Homan Ardalan and what benefits you can expect.
1. They have lesser requirements
One of the best things to hire a private lender is that they have lesser requirements. Talking of paperwork, they need some specific details, unlike traditional lenders.
2. You will have the control over the process
When working with a private lender, the real estate loan terms entirely depend on you. The loan type gives you control over the process to a large extent. So, you have the upper hand on every decision you make without any compromise.
There are no strict policies right outside the company. The lender will have to decide what is the suitable rate of interest and you have the freedom to negotiate.
3. They offer flexible loans
You need to consider several variables to get a hard money loan. See the loan fees, interest rates, and application needs, among others. But these variables are negotiable if you are considering hiring a private money lender. You will have the choice of terms and select one that favours you the most.
4. Having real estate as collateral
A borrower's ultimate confidence is by having collateral. On the other hand, private lenders don't worry while giving a huge amount of cash as if things don't turn well, they have something to fall back. Having real estate as collateral means faster loan approval and the ability to get a good loan amount.
5. Possibility of credit improvements
If you are taking a loan from private lenders, then it might increase your credit score. This depends on the debt condition, borrowing money will have a great impact on your financial history.
f you borrow and pay on time, you increase the trust that other lenders have in you. Although private loans do not always appear on your credit history, many lenders request 12 months of payment history to ensure a positive track record.

Throne of Glass
I love the fact the king of Ardalan is acting Celaena ("the girl") didn't have him beat for fucking years. The male ego truly knows no bounds.
Did no one else noticed that Samās last words to Celaena were āI love youā ?
Dorianās Magic/Lineage Theory Time
Because I should be studying for a quiz and this revelation came to me during my reread.Ā
So I have always had 50000 questions about Dorian, his lineage, and his magic. Itās repeated multiple times that he literally looks nothing like this father but is almost the exact image of Gavin and he is the only one in his family for hundreds of years to ever have magic. I have about 500 different theories about Dorian's lineage (the king not being his real father, and being swapped out by the valg and my favorite, most insane one, that Rhys and Feyre are Dorianās ancestors) but Iāve never really thought about the answer to why he has magic until I started my reread of COM and it just occurred to me.Ā
On page 176 Dorianās reading through lineage book about his own family...
āThere had been a drought in the line for centuries. Several gifted people had married into the bloodline, but their children hadnāt been born with the power, no matter what manner of gifts their parents possessed.ā
Iād always thought it was strange that just Dorian had magic but Iād never realized just how deliberately magic just seem to disappear from the Havilliard line, like it had been suppressed, even in offspring with magical parents.Ā
But it didnāt really hit me as something to think about until page 349 when Celeana saw in that same book that Kaltainās family had once had strong magic but it had ādied outā two generations ago. Which again sounded like it had been suddenly suppressed because we know that Kaltain had a shit tone of magic.Ā
Which made me think, were all prominent houses in Ardalan suppressed of their magic? How could someone have down that? Why would they have done that? It couldnāt have been then King, himself. He only started messing with magic ten years ago when he built the towers to block magic to supposedlyĀ āhelpā those with magic to hide from the Valg because he was still in thereĀ āsort ofā.Ā
Then I remembered just how Dorian came into his magic; Nehemia. She literally unlocked his magic with Wyrdmarks. His magic would have manifest much earlier if it was allowed to come naturally. And literally the next day he started displaying magic use.Ā
So what if, the Havilliard line hundreds of years ago had had a lock put on their magic by a Wyrdmark spell? What if someone all those years ago knew the Valg liked to prey on those with magic so they attempt to protect that line by essentially making it appear magic less? It would explain why Dorian is the only one we know with magic and why he wasnāt able to access it before Nehemia unlocked it. And what if that had been done to several of the noble houses in Ardalan?Ā
This, of course, does not explain why he looks nothing like his parents but it answers so many of the questions Iāve had for years now.Ā
This could be 100 percent wrong, of course, because its my midnight revelations but it makes so much sense to me.Ā
