Congratulations! So you’ve decided to have your building certified green. But with so many certification programs available for green building it becomes very difficult to decide which one to use? The best alternative in such cases is to answer several questions before taking the decision. These questions can help you decide whether you need to go for green certification or not. There are several things that you need to answer. These factors include:
Whether your building is new or existing; low, mid or high-rise. After you have answered this question it will become lot more easier to take the decision. The next thing is dependent on your area and locality. Are there local programs that have strong market recognition, or should you use a national program? It also depends on your architect whether they have the experience of building certified projects or not. It also depends on local jurisdiction and the available incentives for developing a green building. There are different types of certification bodies available for green building. They include:
LEED for Homes
National Green Building Standard (NGBS)
Energy Star

It is better to see which of these certification bodies is best for your green building certification. LEED for Homes and NGBS are regarded as certification bodies for new buildings. Hence if you have an existing building you cannot use these two certification bodies. Energy Star is not a green building program but it discourses indoor air quality and moisture management, which makes it a good option for green building certification. LEED and Energy Star only endorse low and mid-rise buildings. Whereas MFHR deals with certification for modern rehab projects that are not gut-rehab projects. NGBS and many other native organizations provide certification for all kinds of rehab schemes.
