PSA for anyone hiring a contractor in Texas: there is no state license. Like, at all.
Okay this is going to sound made up but bear with me.
If you live in Texas and you're about to hire someone to redo your siding, roof, windows, or paint your house โ there is no state contractor license. None. It doesn't exist. Texas is one of the only large states in the country that doesn't license general contractors at the state level.
I learned this the hard way and I need to share it because I genuinely thought "licensed and insured" meant something specific. It doesn't. A guy with a truck and a magnetic sign can legally call himself a contractor in Texas. There's no exam. No bond requirement. No experience verification. Nothing.
What this means in practice:
The state will not check if your contractor is real
The state will not check if they have insurance
The state will not check if their workers are covered
The state will not help you if they take your deposit and disappear
The state will not enforce a warranty
So what's a homeowner supposed to do? You have to do all the vetting yourself. Which is annoying. But it's also literally the only thing between you and getting completely scammed.
Here's the actual checklist I wish someone had given me before I signed a contract:
โ Ask for a Certificate of Insurance (not a PDF on their letterhead โ a real ACORD 25 form from their insurance carrier). Call the insurance company directly to verify it's active. The number on the certificate, not a number the contractor gives you.
โ Check manufacturer certifications. James Hardie, GAF, Owens Corning, Andersen โ these companies run their own contractor certification programs because they got tired of warranty claims from bad installs. An Elite-tier certification from one of these manufacturers is more meaningful than any state license would be.
โ BBB accreditation, not just a profile. Anyone can have a BBB profile. Accreditation requires actually meeting standards. Look for the word "Accredited" specifically.
โ Local reviews from your specific neighborhood. A contractor with 200 generic Texas reviews tells you less than one with 50 reviews from people in your zip code. Read the substance, not the star count.
โ Itemized written scope. If the contract says "install siding" you're being scammed. A real scope specifies the product line, fastener type, flashing detail, paint system, and warranty terms.
โ Drive by their past projects. Not the photos on their website. Actual addresses in your area. Stand on the sidewalk and look at the corners and trim.
โ Storm-chasers are real. Every spring after a hailstorm, out-of-state operators flood into Austin/DFW/Houston with door-to-door sales pitches and "today only" pricing. Just... no. A legitimate contractor will be there next month. The pressure is the scam.
The worst part is that the cheap bid is almost always cheap because they cut prep work. And prep is like 60% of why anything lasts. The bid that's $4,000 less is going to fail in 18 months and then you pay double to fix it.
