ULURP items for July CB4 meeting
Facelift on Jefferson St
A small wood frame house at 426 Jefferson Street, located on an otherwise industrial block between Wyckoff and St. Nicholas Aves, is sporting a new facade these days.
One hopes the work included soundproof windows - given the location it seems only a matter of time before the former auto shop next door becomes home to some new bar or restaurant.
Below, the building in 2013.

Developer denies sale plans, totally loves Ridgewood
Swain Weiner of Greiner-Maltz and Molly Ferrer of The Berman Group both contacted WyckoffHeights.org Thursday to say that, despite some reports on the interwebs, Slate Property Group is not looking to sell the recently-rezoned property at Woodward and Troutman.
According to Ferrer the property was listed "without authority". Asked if the developer was aware that a broker was drafting the now-retracted listing, she did not directly answer but responded: "Once Slate saw the listing, they had the broker remove it."
Ferrer denied that the property was being shopped off-market, and said that the developer plans to file the project with the DOB "in the fall".
According to the Queens Chronicle, members of Community Board 5 were concerned after hearing that the property had been listed for sale, and last week discussed rezoning it back to manufacturing use.
Slate Property Group principal David Schwartz told the Chronicle: “We’re still building it [...] We’re very excited about Ridgewood and we’re hoping to do more out there and to work hand in hand with the community board and the City Council going forward.”
Rezoned Ridgewood property on the market for $33 million
A large Ridgewood property at Woodward Ave and Troutman Street as been put up for sale.
The site was rezoned last year from industrial to residential, with the property owner proposing 88 rental apartments (50% affordable), artists studios (for $10/year), and commercial and community facility space.
In an email sent earlier this month, broker Greiner-Maltz suggests that a buyer of the "prime development site" could construct up to 155 apartments, with 43 of the units affordable.
Update: Put away those pitchforks (and/or checkbooks) folks...
