Downsizing is Most Likely to Be Successful When You Have a Plan
Downsizing sounds like a great idea when your kids are out of the house and you want to start paring down expenses for retirement, but when you start seriously contemplating, the process, you may find yourself overwhelmed. The team at Sage Realty has helped many clients through the process of finding the right home and many of those have been in the downsizing process. We have a few tips for planning, because that is when the experience of downsizing is most likely to be successful and less stress-filled.
Plan, Plan Plan for a Successful Downsizing Experience
Start the paring down process early.
As soon as you start thinking that you are ready for a smaller space, start the process of getting rid of excess stuff. You can put things that have been unused for a while, including clothes, accessories, and utensils, into a box. If they have still gone untouched within a few months, you can probably bear to part with them.
Books can seem like treasured items, but unless they are hardbound sets or rare editions, or favorite books that you still like to re-read every year or so, they hold little real value. Today’s generation is more likely to have ebooks, and you probably have a Kindle too, so you can buy your reading material online and travel light! Those extra books could be great for shelters, book consignment shops, or possibly friends with specific interests, but they will just gather dust and take up your storage space.
Measure your new space and your furniture.
If you have yet to find the perfect home, and therefore have no floorplan or even square footage requirement, you may just have to guess at the amount of space you will have. However, if you do have a house picked out already, measure the space to help you determine whether that overstuffed sofa and loveseat set is really going to work for you. Knowing in advance that something will be too big for your new space can save you time and money when moving time comes.
Make no assumptions that your kids will want your stuff.
Collectibles that you have cherished but will no longer have room for will likely be undesirable in your grown children’s homes. The younger generation has different ideas about décor, and they may have young children for whom they need storage and running space. Your collection of fine china, silver, or Swarovsky will be unlikely to fit in with their decor or be able to be displayed without worry of breakage. Save the pieces that you love and are unable to part with, then give away or sell the rest.
Charities like the American Kidney Foundation are always looking for items that are still usable. Local women’s shelters can also make use of many items that you no longer need. You can also have a yard sale or ask friends and family if they want any of your extraneous possessions.
Make Your New Spaces Multi-Purpose
When you are downsizing, you may need to make every inch count. So buy furniture that can pull double duty like ottomans or coffee tables that offer closed storage. Get a mountable television so that you can avoid the clutter of a TV stand. Your kitchen table may no longer seat 6-8; instead you may want a small round table with fold-down leaves that can rest flush against a wall, big enough for two (or for a small desk space) until you have company.

The tips above help those in the downsizing process get ready for the big move, and Sage Realty’s Main Line real estate team makes the selling and buying processes easier as well. We work hard to help sellers determine how to declutter the home for optimal showings and to get the best price for their often beloved family homes. When we help buyers search for a smaller home, we keep their interests in mind, whether that means we find the right walkable neighborhood, find the right 55+ community, or show homes with particular desirable features, like accessible entrances and small, easy-to-maintain yards.
