Fall has arrived and it’s time to get outside and enjoy all that this season has to offer. It can be difficult to judge fall weather as it can turn from hot to cold (and vice versa) at a moment’s notice but that’s why layering your clothing this time of year is a great idea. Wearing a t-shirt underneath a sweater or pants that zip off into shorts is a great idea when outside during fall.

There are many great activities to do during the fall. One of the most popular is apple picking and many orchards are just a short drive away from the city. They often include hay rides, baked goods, farm animals you can pet and corn mazes that are sure to delight the entire family.

Another popular fall pastime is driving around and looking at the fall colours and walking various trails. With the Niagara escarpment so close, the variety of trails for beginners and experts is excellent and spending time exploring the outdoors and the landscape of southern Ontario is a great way to celebrate fall.

As the weather cools, thoughts of warm beverages and comfort foods begin to creep into our thoughts. Hot Chocolate and warm apple cider are two must-have fall beverages at the ready. Additionally, baked goods like apple pies, cookies and homemade breads and muffins are also go-to items that you can never have enough of after coming in from a long walk or a day in the orchard.

As with every season, there are important things to do around your house. Ensuring your gutters and downspouts are clear of falling leaves and debris is very important to ensure your home is properly protected from with upcoming winter weather. Blocked downspouts can lead to water back-ups which can enter your home and cause damage.

Ensuring leaves are raked out of your gardens will help spring flowers grow more easily when warmer weather returns. It’s also a great time to fill any cracks in your driveway, ensure all caulking around your windows is crack-free and turn off any outside faucets so they don’t freeze when winter hits.

You’re not going to like this but summer is quickly coming to and end and fall will be here before you know it. It’s a good time to start planning how to prepare your home for fall and eventually winter. 

Cleaning your gutters is vitally important, especially later in the fall just before the first snowfall. Collected leaves and seed pods can block downspouts and lead to water back up that will eventually freeze and could allow water penetration into your home. Installing gutter covers or inserting gutter mesh will prevent debris build up and ensure proper drainage. Always be careful when using a ladder; this is usually a two-person job to ensure that your ladder is secure. 

Air leaks are a major source of heat loss during the winter months and checking around doors and windows for shrunken caulking is a good idea in the fall as the weather begins to dry out. Replacing caulking not only saves money but also spruces up the exterior of your home as cracked and missing caulking can be unsightly. 

Patching your driveway can be tedious and sometimes calling in a professional is better but ensuring cracks are filled before the winter freeze occurs is an important step in order to keep your driveway looking great. Cracks allow water to seep in and, upon freezing, cause your driveway to heave or crack further. Patching the driveway and then sealing it is your best bet for a beautiful driveway.  

Finally, staying warm and properly humidified over the winter months is important and ensuring your furnace and humidifier are in good working order should be on the top of your fall “to do” list. If you haven’t done so already, you should replace your furnace filter and the filter in your humidifier. If you have lifetime filters, make sure to clean and sanitize them well. It’s also a good time to have a professional inspect your furnace before turning it on. For a nominal fee they’ll go over all the important parts of the furnace so they chances of them failing during the colder months is greatly reduced. If you use a fireplace to heat parts of your home, ensure that the chimney has been cleaned of soot and other debris.

It’s an all-too familiar problem that many people who live in condos face; you’ve been asked to host a family gathering and you’re worried that you and your extended family members won’t be able to comfortably fit in your suite. The truth is that you’re probably right but many condo owners or people who rent condos often overlook one of the largest and underused amenities in their buildings; the party room.

Often opulent with dazzling themes, the party rooms in most condominiums are often the most lavishly furnished and highly-decorated of all the amenity spaces. Unfortunately they’re also one of the least used amenities when compared with a gym, pool, steam room or smaller reading rooms. One of the reasons is that most condominium boards insist that party rooms be booked in advance, that a damage deposit be paid or, depending on the size of the gathering, that security be present during the event.

Despite some of these minor inconveniences, having the use of a party room to host large gathering is one of the big bonuses of living in a condominium. Whether it’s a birthday party, a holiday feast, or a wedding shower, the party rooms in most buildings are the perfect spots for these types of events. Most come with kitchens so food preparation is easy or if you choose to cater an event, the catering company has all the necessary space and appliances to pull off a dazzling meal.

Additionally, many party rooms have large dining tables perfect for a large family and are often adjacent to outdoor patios or terraces, making summer gatherings that much more enjoyable by providing extra space to socialize before and after a meal without having everyone in one particular area.

With the summer weather now in full swing, the summer festival season is here and this year’s line up promises to be a good one.

The Toronto Fringe Festival runs from early to mid-July and is a chance for all artists, both emerging and established, to present their work to audiences around the city. Productions range from dramas to musicals to improv and dance shows. They take place in local venues, playgrounds, parking lots and more. The best part about the Fringe Festival? 100% of its profits to the artists themselves!

Summerlicious is a delicious festival where Toronto’s top restaurants offer people the opportunity to sample a wide variety of innovative and spectacular cuisine through prix-fixe menus. Residents and tourists can dine for less on the specially created lunches and dinners from some of the city’s most respected restaurants. Lunches often cost between $18 and $18, and dinner will be between $25 and $45. Summerlicious runs until the end of July.

The Scotiabank Caribbean Carnival is a very popular event that features some of the biggest highlights of the summer including the massive Caribbean Grand Parade, Annual Gala and the tent villages. Drawing close to a million spectators over past several years, the Carnival is the largest cultural festival of its kind in North America!

Wednesday evenings throughout the summer, Harbourfront Centre hosts a series of outdoor films with Free Flicks. This year’s lineup is all about family, with films such as Raising Arizona, Stories We Tell, and Boy to name a few. They run until September 2nd.

The Pan American Food Festival is coming back to Toronto. The festival showcases a wide variety of culture throughout the Americas – North, South and Central, and the Caribbean. You can sample all sorts of international cuisine from various chefs and restaurants, while enjoying art, music, and dance. Chefs will prepare food from across the Western Hemisphere and this year’s featured country is Mexico.

Finally, the Taste of the Danforth festival celebrates the multicultural diversity of Toronto. From delicious, mouth-watering Greek cuisine such as souvlaki and spanakopita to Thai, Indian and Cuban fare, this very popular street festival in the heart of Toronto’s Greektown is a summer staple in Toronto. It’s a very family-friendly event with activities at different stages across the Danforth.

On June 16th, we held our Zero Waste BBQ for the tenants at our LEED Gold Certified 4711 Yonge Street location that included great food and great music. with a very green and environmentally-friendly twist! 

Under the warm summer sun was the perfect place to socialize and learn more about green initiatives from Menkes Commercial Property Management Services. We went to great lengths to ensure that all the materials used were reusable, compostable or recyclable. The efforts paid off and resulted in only 22.4 kgs of waste with 258 kgs of organic and compostable materials and 51 kgs of recyclable material (cans, bottles and plastics). 

This represents a waste diversion rate of 93%! Imagine if we all lived like this? We are looking forward to beating that diversion rate at next year’s BBQ.

In an ongoing commitment to green home building, our homes in the Enclaves of Upper Canada community in Georgetown are being built to ENERGY STAR® standards and, in many cases, exceeding these standards.

Menkes engaged a third-party company to perform tests on the homes and have been achieving an energy rating and testing results that are 20% better than code (SB12-2012), something the company is very pleased about.

“We’re really proud to be building ENERGY STAR® homes,” said Steven Menkes, President of the Low-Rise Residential division at Menkes.  “The ENERGY STAR® label guarantees that when our homeowners make what may be the biggest purchases of their lives, they are not only buying homes that are both well-built and will save them money, but also decreasing their impact on the environment.”

Green features include R50 attic insulation, R31 sprayed in foam for garage ceilings, sealed ductwork joints, high efficiency HRV, drain water heat recovery systems, and excel structural insulated sheathing to name a few.

In order to familiarize their homeowners with all the green features of their new homes, Menkes held an information session to detail these features, explain their function and answer any questions homeowners had about their new home and the energy-saving products that were installed. “We were very pleased to have had the opportunity to learn more about our new home and these features.” said one homeowner. “It’s one thing to see them written on paper but it’s another thing to actually learn what they do and have the benefits explained in detail.”

The Enclaves of Upper Canada offers a wide selection of home designs.  The elevations are inspired by Georgian architecture through the symmetry of windows and use of French architectural bell curve roof flares.  Exterior materials combine stucco, stone & brick with a careful selection of colour palettes, creating a harmonious streetscape for the community.

With the official opening of Gibson Park this past weekend on May 30th, a new sense of community that celebrates the past while welcoming the present and future has arrived. 

The .75 hectare park was originally created in 1979 as a leased space to provide a lush reprieve and connection between the community to the west and the vibrancy of Yonge Street. The recent development of the leased lands included the introduction of Gibson Square, a 2‐tower condominium development with retail uses at grade as well as the re‐design of Gibson Park to best merge the new context of the towers and the surrounding green space.

David Gibson, who built Gibson House in 1851 was a surveyor. Now that it’s sunny when we get home at night after work (thankfully!) it means that spring is in full swing and we can now see the work that needs to be done around our houses and condos to wipe away the winter blues and start fresh. Yes, it’s time for some spring cleaning and here are some great tips to focus on items that will really help bring spring into your home.

Cleaning your windows is the first step and can often take significant time given that ladders are often involved. Use warm water with a bit of dish soap or vinegar to give them a sparkling shine. Be careful when using a ladder and ensure that it is locked in the proper position and that someone is spotting you while working. 

Clean any ceiling fans and change the direction of their flow. During the winter most fans are set to spin in a clockwise rotation which creates an upward draft to redistribute the warm air throughout the room. In the summer, ceiling fans should be spinning counterclockwise to create a nice breeze while you sleep. If you don’t have ceiling fans, consider installing them. They are efficient and often avoid the need to use an air conditioner on mild summer nights. 

Did you know that dirty light bulbs shed 30% less light and not only waste electricity but shorten the life of a bulb? Spring is a great time to dust your light bulbs. Simply unscrew light bulbs and polish them with a microfibre dampened cloth while avoiding dampening the metal screw base) and clean the bulbs in recessed ceiling fixtures with a telescoping duster. It’s also a good time to clean your light fixtures too... Just to make them sparkle!

Washing blinds can be a daunting chore but once or twice a year it’s a good idea to wipe wooden or composite blinds with a few drops of gentle cleaner on a nearly dry sponge. Aluminium blinds can be washed outdoors by placing them on clean surface, wetting them with a hose and then scrubbing them with water and an eco-friendly dish soap solution. Use the hose again to rinse well, and then dry the blinds thoroughly with a towel to prevent any rust.

Finally, it’s a great time to go through all your winter clothes and purge before putting them away until the fall. Likewise, it’s also a great time to rummage through your summer clothes and decide which items are not going to make the cut this year. This keeps your closet free of clutter and may even lead to a shopping trip. Happy spring!

Q: What is your role at Menkes Developments?

Q: Can you describe your typical day at Menkes? 

A:  No two days are ever the same; I meet face to face with Tenants, contractors and consultants on a daily basis. I liaise routinely with the accounting department at Head Office and I’m involved in all of our annual budget reporting. I work closely with the leasing team to conduct building tours for prospective tenants and I work directly with building staff including parking, security, fire + life safety, cleaning and landscaping crews to ensure everything is operating smoothly. Additionally I assist with planning and organizing the charitable and entertainment events that take place in this very busy and bustling building.

Q: What do you like best about your job?

This age-old question has been bantered about for decades and it’s a fair question to ask but not a simple question to answer. The bottom line is that it all comes down to where you're at in your life and where you see yourself in the immediate future or further down the road.

When it comes to price, we know that pre-construction pricing is often better and less expensive when a project first opens. A less expensive price is often an attractive feature, especially to first-time buyers who need to stretch a dollar every chance they can get however patience is a virtue when buying pre-construction. It can take years for the project to be completed; often 2 or 3 years and sometimes more depending on weather delays, strikes, permitting issues, etc. If you have the time to wait and aren't in a rush, this is the perfect opportunity for you. It also gives you time to get to know the neighbourhood before moving in and finding that perfect spot to eat. If you already own a house or condo and are buying pre-construction, it gives you the time to do all the necessary things you need to do in order to sell your current location including de-cluttering, minor repairs or a larger scale renovation that will increase the value of your house significantly.

If you’re buying an inventory unit, the main benefit is a fast closing and the ability to move in far sooner than when purchasing pre-construction. You also have the added benefit of being able to visually see the space and walk around instead of only being able to see floor plans. Visualizing where to place your furniture and what items you’ll need to purge before moving is another plus to buying an inventory home. Additionally the hard work is done for you when it comes to picking colours or going through the initial minor repair stages. Essentially, if you’re looking to move in and unwind, an inventory home may be your best bet despite not being able to get the same lower price on a pre-construction home.

It’s so close you can almost feel it…. The warm weather is coming and it’s almost time to get out your rubber boots, dust off your pruning shears and find the gardening shovel that is buried under the piled bags of Safe-T-salt and summer tires in your garage.

Before you can enjoy the spring blooms it’s important to prepare your garden for the first real signs of spring. Here’s some tips that might come in handy to help keep your garden looking great.

Cut back any dead branches that didn't make it through the winter months due to freezing temperatures or strong winds. Use pruning shears (or a small hand saw if the thickness of the branch is over half an inch) to cut the branches back to the live sections. Not sure how to tell if the branch is alive or dead? Use your thumbnail to lightly dig at the bark on the branch; if its green and damp, it’s alive. Anything dry and brittle needs to be cut off.

Prune down any ornamental grasses so that they’re no more than 3-4 inches off the ground. Many people leave them up in their dead form during the winter for the look but now is the time to cut them back before new growth starts. Once the ground thaws it’s also a good time to divide your grasses, especially if they've become overgrown. It’s a great way to help ensure the health of your grasses and it’s also economical since you can replant the sections you've removed in another area (or call yourself a good neighbour by sharing them!).

It’s also a great time to rake out any dead leaves or branches that have fallen on your garden after your last marathon raking in the fall. These can sometimes impede the grown of sprouting plants and it just cleans up the look of your garden.

Once the garden centres open up, consider having a delivery of topsoil brought to your house and spread it around your garden. This will help enrich it for the growing season ahead and ensure that your garden looks its best!

With great fanfare and media coverage, Menkes Developments, Waterfront Toronto and political dignitaries from all levels of government announced the new Waterfront Innovation Centre to be built by sugar beach. 

"This complex will offer a cutting-edge, collaborative work environment that responds to the changing needs of the workplace and the demand for high quality office space supported by fast and cost-effective technology infrastructure." said Peter Menkes, President of the Commercial/Industrial Division at Menkes. "It is a one-of-a-kind commercial office development that will redefine how innovative, market-leading companies conduct their business in our city."

Viewing the Waterfront Innovation Centre from a northern perspective with Queens Quay in the foreground, the 4 components of the complex are highlighted in different colours. At the base of the complex is street level retail space (shaded in orange), which will serve both the needs of the tenants above and surrounding community, and contribute to the vibrancy of the streetlife along Queens Quay.

Shaded in red, the Exchange is the western-most block of the complex with a very striking shape and façade. The vision for this portion of the complex includes state-of-the-art meeting, presentation, interactive learning, conference, and restaurant facilities that can be accessed by all of the tenants. It is highly unusual for a complex to offer these resources to companies that inhabit them, and this represents a significant benefit for smaller organizations that would otherwise not have access to these amenities. The vision also includes the ability for external organizations to access the unique, world-class services which further differentiates this project from others in the city.

The next component is the Hive, which is the eastern-most block of the complex shaded in blue. This is the private office space that will be leased to tenants. The Hive will offer efficient, flexible, 30,000 square foot floorplates that can easily be configured to meet the needs of growing companies. We will have a raised floor system that allows tenants to plug in power, data and cabling at any location on the floor with no impediments. And for employees, the space is designed to allow for more natural light and better air quality, which will enhance their health and productivity.

The last component is the Nexus, which is shaded in yellow. The Nexus is the atrium that extends through the complex both vertically and horizontally, and effectively will serve as a public link between the Exchange and the Hive. The driving principle behind the Nexus is that social interaction is vital to fostering networking, collaboration and ultimately innovation. With this in mind, the Nexus will provide informal spaces and retail services that draw people together.

"Our commercial division has built over 25 million square feet of office and industrial space in the GTA with an ongoing dedication to sustainable green building development and management." said Menkes. The Waterfront Innovation Centre will be the gateway to Waterfront Toronto’s grand vision for the East Bayfront community. Being located on a revitalized waterfront, adjacent to Canada’s Sugar Beach, and with the Corus building, George Brown College, and numerous new condominium towers as its neighbours, the Waterfront Innovation Centre will be part of an exciting, mixed-used community. By 2021, it’s estimated that an additional 20,000 new residents will be living within half a mile of this site. On February 21st, the Yee Hong Community Wellness Foundation held the 26th annual Dragon Ball at the Allstream Centre in Toronto in support of the Yee Hong Centres for Geriatric Care and Menkes Developments was pleased once again to be a Dragon Sponsor for the evening’s festivities.

This is the fifth year of Menkes’ involvement with this very important fundraising event and demonstrates the company’s commitment to the well-being and care of those who need and use Yee Hong’s services. “We are very pleased to continue our involvement with this very worthy cause”, said Jared Menkes, Vice President, High Rise Residential at Menkes. “The services that the Yee Hong Foundation provides to members of the community is unparalleled and we are very excited to be a part of this event for the fifth year in a row.”

The 2015 gala also marks the 20th anniversary of the opening of the first Yee Hong Centre which has helped seniors lead dignified, independent and fulfilling lives. Yee Hong now serves over 3,000 seniors across the GTA on a daily basis and fulfills 200,000 service requests every year.
