“Yeah, it went from old-fashioned to modern in a BIG way. Are you sure it’s even the same kitchen?” Jerry jalf-jokes. “I don’t know,” Lindsey plays along, “it looks like a different home haha,” she laughs. “But, no, really, those white shaker style cabinets, black countertops, and subway tile backsplash look cool and contemporary.”

National Averages Don’t Really Help

“What do you mean they don’t really help?”

Whitney looks at Debbie in confusion. The average for how much home renovations cost is an average for a reason. Whitney thinks if she renovates her whole home the price should fall somewhere in the national average range of $18,000 – $76,000.

“True, but we live in New York. Everything is more expensive here, especially if you compare it to places out in the middle of nowhere,” Debbie points out.

“Oh. You’ve got a good point there Debbie. So I guess the only way to know the cost of the home renovations I want is to contact a home renovator,” Whitney sighs in defeat. After seeing those kitchen remodeling ideas she’s been super excited about doing a renovation of her own. She was hoping to have some idea of the price before she contacted anyone.

2. Home Renovation Costs Change Based On Complexity

“What exactly is meant by complexity?”

Complexity can mean how much is actually being renovated. Just updating one or two parts of a room will probably be less of an investment than updating the entire room. It does come down to what you’re renovating in the room and the materials you choose (we’ll get into that later on in this post).

“What you’re renovating sounds like another part of the complexity,” Whitney correctly guesses.

Cabinet renovation is usually the most expensive. They can take up the most space in a room, especially kitchens. Compare that to painting the walls or redoing the flooring and you’ll see what you’re renovating can change the cost of a home renovation.

“I might have to renovate my home in steps depending on the overall cost for what I want,” Whitney says thoughtfully.

Size matters as well. Small kitchens and bathrooms can cost less because they take fewer materials. Labor might increase simply because smaller areas are harder to work in. If you can only fit 1-2 people at a time it’ll take longer than if you had 3-5 people.

You might not notice it. Heck, even the best contractor might not until they start renovating your home.

Problems can pop up at any point during a home project. Rotten wood can be hiding in plain sight, mold and mildew can be growing behind the walls, the wiring for electrical appliances may need updating, and many other problems could be present.

“And any problems should be fixed before continuing the project. Otherwise, they can cause worse problems later that I’ll need to spend more money to fix later,” Whitney notes.

“I guess we’ll start at the bottom and work our way up.”

The overall best bathroom flooring has got to be ceramic or porcelain tile. It’s waterproof, durable, stain-resistant, easy to maintain, and not too expensive. You can also get it in almost any style or color including wood and stone.

“But tile is cold and hard to stand on,” Holly groans. “We can always put carpet over it or even get heated floors,” Mike points out. “True. Wait, you know how to install tiles right? We won’t need a contractor for this will we?!”

“Not doing it. It’s too much work for what I want to do,” Mike says firmly.

Besides ceramic and porcelain tiles you can also use natural stone which is beautiful, expensive, durable, and high maintenance. Then there’s engineered hardwood which can be installed over existing flooring. It is durable and water-resistant, but not waterproof. Other good choices are cork and luxury vinyl (make sure the manufacturer offers green choices that don’t emit VOCs).

If you’re going to modernize your bathroom cabinets you’re going to have lots of fun with the choices. The overall style is becoming more minimalistic, which has sleek lines, less clutter, and a spa-like feel. Marble countertops are in (though they never went out of style). Wood vanities are also in, though mostly with reclaimed and unfinished wood. 

“Oh, the wood look is really nice. It gives the bathroom an organic, natural feel, plus it would look great with more modern countertops and hardware.

You can also have the bottom of the vanity float, as in it doesn’t connect with the ground, or be an open storage area for towels and the like. This way you (nor anyone else) will have to go through drawers and closets looking for things.

“Open storage all the way. I like seeing where things are,” Mike says. “I agree! Let’s get the minimalist, spa-like style. It looks so clean and elegant!”

You can always go for a new color or update your current one so it looks new and fresh. Darker colored walls with lighter vanities, showers, etc are becoming more popular. Pinks, whites, and blues are also popular paint colors for bathroom remodels.

“Not pink. If anything I’d like the darker walls with lighter other things,” Mike says. “Trust me, I wasn’t thinking about pink, it’s not my style,” Holly assures him.

Or you can go for an entirely new style like tile. Like with floors, there is a huge variety of styles and colors for wall tiles. Natural stone walls are also becoming more popular. This includes everything from magnificent marble to cool concrete.

“Marble would be amazing, but that would be our entire budget,” Mike half-jokes.

Matt rolls his eyes as Melissa corrects him. “Well, they’re still cold though, just warmer than the outside. Anyway, it’s cold down here and we can’t let it stay that way if we’re going to turn it into a living space.”

Seal seams with duct tape

“See? I can totally do this, it just looks like a lot because there are 11 steps,” Matt points out. “Mmmmm, I’m still not convinced yet. Having it laid out like this makes it look easy-ish, but it might not be,” Melissa fires back.

Steps 1-5

R-value tells you how well insulation works to keep heat where it is. The higher the R-value the better it will perform and for New York, this number is quite high: R13 – R15.

The styrofoam helps seal against air and some moisture, though you’ll want to seal your basement against moisture before doing any of this (you can learn how right now). Sealing the joints between the styrofoam boards helps them be more airtight.

The framing is necessary because the type of insulation most contractors use needs a wall covering it. This way it meets building and fire codes. “Yep, and we need to use pressure-treated lumber so it lasts longer,” Matt chimes in.

If you want a comfier basement then you’ll want the essentials: electricity and plumbing.

Steps 6-11

Cutting the insulation makes sure it fits. Don’t worry, one of the following steps helps fill in the gaps so you’re not improperly insulating.

As for applying the insulation to the walls, it’s the glue-and-stick method. Put the glue on the wall and stick the insulation to it. Then, seal the seams between the insulation with duct tape and the floor/ceiling gaps with caulk or foam filler.

“Then we put in the vapor barrier,” Matt says excitedly.

The vapor barrier keeps moisture away from the insulation so it doesn’t rot or mold.

Will Matt DIY Or Will They Hire Someone?

“What do you think Matt?” Melissa asks. Matt frowns and rubs his chin thoughtfully for a minute. “I think I can do it myself,” he says slowly, “but it would take a lot more time and energy than I want to put in. We can afford to hire someone, so let’s go that route.”

We have managed to boil the process down to 7 basic steps for those of you curious (and experienced) enough to try it on your own.

He’s also happy because he can bring out his tool kit and finish the basement with his own hands.

Cleaning the basement gives everything a good foundation and is a great way to check it out for any potential leaky areas and damages. Anything you find needs waterproofing and fixing before you move on.

Now for the more boring part- researching and getting any building codes and permits. It’s not fun but it is a necessary step for how to finish a basement.

Well, that is if you consider doing electrical, plumbing, and HVAC work fun. After you have that all finished up you can start making your basement look more like a home addition.

Finishing The Basement Walls

Add insulation by cutting it .25 inches lower than your ceiling to allow some room for easier installation. Safety goggles should be worn if you use a saw or utility knife to cut it.

After making sure it’s the right height, apply an adhesive to the wall and stick the insulation against it. Once all of it is installed, seal the seams between each piece with duct tape and seal the gaps between the ceiling, floor, and corners with caulk or foam filler.

As for framing and installing drywall, it’s best left to a professional. This part of the project needs an experienced hand (a few, actually) and a lot of tools.

Once finished you can move to the flooring.

Installing Flooring

Vinyl, tile, and carpet are popular choices for flooring.

For cement floors, waterproof vinyl flooring is the best choice because it’s durable and comes in many different styles, including a wood look.

Once you decide on the flooring you can install the subfloor. Install insulation the same way you did the walls and lay sheets of plywood on top of that. Use a masonry drill and concrete screws to hold it in place.

After that, you’ll want to follow the instructions for the type of flooring you chose to finish your basement with.

Finally, the basement ceiling.

Finishing The Ceiling

You can choose between a drop-ceiling and a drywall ceiling.

Drop-ceilings are cheaper and easier which is why they’re commonly found in homes. They’re the ceilings that are made of squares or rectangles and you can lift them up by pushing them. You can simply follow the instructions that come with the installation kit you choose.

Drywall ceilings are a lot more complicated to install but at least the process is similar to finishing the basement walls.

This is where painting the walls, bringing in furniture and appliances, and hooking everything up happens.

A Fresh, More Family-Friendly Kitchen

“The Johnson’s new kitchen is really nice,” Danielle suddenly says.

The 1st Step Is A Phone Call

Christine smiles as she dials the number at the top of the web page.

She’s about to start another home project and she knows just who to call. Seeing her friend’s covered patio and experiencing it made her want one for their backyard. After convincing her husband they should get one she knows what she needs to do: call a contractor.

But Christine doesn’t need to search for a new contractor to call. Several projects ago, after being burned by a bad contractor who left her with many problems and headaches, she was referred to a real professional by a friend. They’ve done several of Christine’s past projects very well and she is always happy with the outcome.

Suddenly a voice replaces the constant ringing with “Thank you for calling Fisher Building Co. this is Ian Fisher, how may I help you?”

Well, well, well, if it isn’t the owner of Fisher Building Co. himself. Christine glides through the consultation process as she’s done so many times before. She talks about her project, asking and answering questions so the team can have a clear picture of what she wants. Then, after setting up a time for an at-home consultation, all she has to do is wait…

Then Comes The At-Home Consultation

The day of the consultation arrives and the estimator shows up right on time, which at this point is no surprise to Christine or her husband.

They all go into the backyard and take a look at where she wants her covered patio to be. This is also the beginning of the design stage. Christine shows them pictures of projects she found online to give them some ideas.

The couple and the estimator start with a budget range so they can build a design off of that. The design, materials, and other parts of the project came after.

Once there is a clear picture of what the client wants the paperwork is drawn up and the couple fills it out. Then Christine sends in the deposit, Fisher Building Co. puts her on the schedule, and the project begins!

Finally, it is complete.

Christine and Jim are hurriedly walking through their house towards the backyard. They can’t wait to see the design they created actually be in their backyard. They walk out back to see this:

Everyone LOVES it, Christine, Jim, Ian, and the entire Fisher Building Co. crew that helped install it.

The ceiling is tongue and groove wood with a stain and marine-grade poly. It has a ceiling fan and recessed lighting providing an even coverage of light.

Christine and Jim now spend much of their time enjoying their covered patio, whether it be for relaxing outside or enjoying a wonderful meal with family and friends.

“Let’s make a deal then,” Chris offers.

Chris finally breaks the silence, “Well, thoughts on finishing our basement?” “A full kitchen remodel?” she finally asks. “How about we spend the same amount for each, my ideas for finishing a basement and your ideas for a kitchen remodel?” Chris replies.

As soon as Jess starts twisting her hair around her finger Chris knows he’s won. “She only does that when she’s seriously considering something, and that means it’s worth considering,” he thinks happily, though nervously. It could go the other way just as easily.

“Deal. Let’s do it hon!” Jess says with a small smile. “YES!” Chris says with a small fist pump. “I’ve already got some ideas to show you.”

1. The Home Theater Idea For The Finished Basement

“The main attraction here: the home theater system,” Chris begins.

“This is one of your big ideas for finishing a basement?” Jess asks, not impressed. “It looks empty right now, but it’ll have a projector between those two speakers near the ceiling and the screen will take up most of the wall. A fireplace can be there too to make it seem more gentlemanly.”

“Ok, not bad I guess. It’ll make you feel more in the action when you’re watching football with the boys,” Jess replies, nodding her head. 

“Now for my next big idea,” Chris continues excitedly.

“I believe it’s important to think about what your feet are going to be touching for long amounts of time. You can be comfortable on carpeting with bare feet or socks, but then you have to worry about stains and such. Hardwood, on the other hand, may not be as comfortable but it is much easier to maintain.

“Plus, there’ll be recessed lights in the ceiling so the lighting will be even and won’t have down from the ceiling or anything.”

“You’ve really thought this through, haven’t you?” Jess praises.

“I have indeed,” Chris replies. “It’s my favorite of the 5 home addition ideas I looked through.”

Preparing A Wall For Painting: 7 Steps To A Better Looking Finish

Help The Paint Last Longer And Look Better For Your Home In Westchester, Putnam, Or Duchess County

Preparing a wall for painting helps the paint stick to the wall better, meaning it’ll last longer and look better. It involves 7 steps: moving objects off of and away from the walls, putting down drop cloths & applying painter’s tape, repairing any damages, identifying the wall paint type, cleaning the wall with TSP, rinsing with water, and then priming if necessary.

Let’s follow Tony as he preps his walls for painting.

“Aaannnddd that’s the last of it,” Tony grunts as he gives the couch one last push.

The couch, chairs, and other bits of furniture are now all in the middle of the room, away from the walls. He wipes the film of sweat building on his forehead as he catches his breath.

“Alright, now where’s that steps list for preparing a wall for painting…ah, here it is.”

Preparing A Wall For Painting In 7 Steps

Move objects off of and away from the walls

Lay down drop cloths and apply painter’s tape

Repair any damages to the wall

Identify the type of paint on your wall (oil or latex)

Clean the wall with a damp rag, dipped in a mixture of water and TSP, and a vacuum

Rinse with water and let dry

Prime if walls are bare drywall, have stained or repaired area, is painted with a high gloss finish, or if you’re doing a drastic color change

“Furniture is away from the walls, pictures are taken down, screws are out too, so that’s it for step 1,” Tony says, crossing off step 1 with his pen. 

“…drop cloths…painter’s tape…” he mutters under his breath. “At least I’m still in the easier stages in preparing a wall for painting,” he thinks to himself. Tony grabs some drop cloths and lays them right at the base of the walls. He then takes painter’s tape and tapes off the trim, door frames, and window frames. “Less mess means less cleaning,” he says aloud, remembering what his mother always used to say.

Now he’s about to start messing with the actual walls.

Prepping The Actual Walls

“There are a couple of dings and marks on the wall I’ll need to repair,” Tony groans.

“Those kids, running into things, knocking them over, not taking care of our stuff,” he complains inwardly. He gets out his tools and some spackle and makes the wall repairs.

“Now I need to identify the type of wall paint? How’s that a step in preparing a wall for painting?” 

Well, you need to make slightly different surface preparations if you have an oil or latex painted wall. Wet a cotton swab with alcohol and rub it gently on the paint. If it comes off then it’s latex and if it doesn’t then it’s oil. If it’s oil paint, lightly sand the surface and apply bonding primer on it so the new paint sticks to it better.

“Whelp looks like this’s latex paint,” Tony says happily. “Means less work for me,” he thinks as he washes the walls with a water and TSP (trisodium phosphate) mixture. He also uses a hose vacuum to clean the trim.

Tony finishes the wall cleaning with a rinse of warm water and then lets it dry.

“Now, do I have to prime it?” Tony says to himself. “Yep,” says a loud voice behind Tony, making him jump in surprise. It’s his best friend who also happens to be a house painter. “Looks like you finally patched up those dings in the wall and your wife is asking for a pretty big color change, so you’ll definitely want to prime first,” his friend finishes.

“Well don’t just stand there smiling at me, grab a brush and a bucket and let’s knock this out before the game starts,” Tony says in irritation. “We only have a few hours, so let’s go.” They both grab their tools and start priming the walls in preparation for painting them.
