so here's a thing that quietly wrecks people's renovation budgets and nobody really explains why:

you cannot get a real price for a construction project without a set of plans. not "shouldn't," not "it's better if" — cannot. a contractor pricing a verbal description of a project is pricing five different jobs at once, and the number they give you is basically fiction. it has to be, because the thing being priced doesn't exist on paper yet.

and I think people don't get why this isn't common knowledge, so:

real estate agents are working on a completely different clock than a construction project runs on. offer deadlines, closing dates, all real — none of it has anything to do with how long a plan review takes. so when someone asks their agent "what would it cost to finish this basement" the honest answer is "get plans drawn, then get bids" and that just. does not sound like an answer people want to hear compared to a guess.

and renovation shows are WORSE for this because they just... don't show it. the whole design + permitting phase, the part that can take weeks to months, gets cut entirely. you get demo, some tense music, and a reveal. so everyone's mental model of "how a renovation goes" is missing an entire phase of the actual process, and then they're baffled when their own project has a multi-week wait before anyone touches a wall.

anyway. moving a wall on paper costs you an eraser. moving the same wall after it's framed costs demolition, a re-inspection, and a number that has nothing to do with what you originally budgeted.
