Update Your Patio Floor Coating

Patio Floor – BEFORE Old Style Design Roll

The existing concrete coating was the old style, painted “Design Roll”.  If your contractor applied the coating using quality materials, or it is in an area that is protected from the harsh Arizona sun, then it may still be in reasonable shape, just outdated.  That was the case with this project; it was not necessary to remove the existing coating.  Our customer had a small area that was damaged, but really wanted an updated look.

We applied our Vinyl Chip Coating System; it mimics the look of granite.  Its a nice clean look, and easy to take care of.  By using the right base and chip colors, you can “camouflage” dust and leaves that blow onto the deck until you have the chance to clean it.  Our homeowner couldn’t be more pleased.

Entry Patio Flagstone Coating AFTER ReColor & ReSeal

We are so proud of this beautiful Entryway Patio Flagstone Coating and the homeowners “Just Love It”.

We originally applied this flagstone coating back in 2008.  The homeowner, rather than calling Amazon Coatings for a re-seal, decided to apply a sealer himself that he bought from a local home improvement store.   Needless to say, by the time we arrived, the floor was in pretty bad shape.  After speaking with the homeowners, we let them know that “all was not lost”…. The flagstone coating was structurally sound, removal was not necessary, it could be saved!   So, with the expert “touch” from Rafael, the deck was cleaned, colors refreshed and a new coat of sealer applied.

Look at that garage floor! It is just beautiful…..you could eat off of it, it is so clean.  Let’s face it, most of us don’t want to eat off our our garage floors, but we want them to look good and more importantly, be functional.

When deciding on a floor coating system for your garage, you need to ask yourself a few questions:

What is the main purpose of my garage?  Garages are designed as a place to park our vehicles!  That sounds all well and good, but our garages serve many other purposes, such as storage areas, play areas for the kids, work shop area for crafts, wood working and vehicle repairs.  For some, the garage becomes an extended area of the home….a place for parties or even a home office.  The last thing we want to do is to step in puddle of oil and slid across the floor.

What do I want to accomplish by applying an epoxy coating?  Do want a floor that can be easily cleaned?  Do you want a floor that does not stain if your vehicle leaks oil or other fluids?  Do you want to cover stains that are already there?  Is your concrete damaged or pitted and you want to improve the overall look?  Do you want your garage to look clean and organized?

What are the benefits of a coated garage floor?  Garage Epoxy Floors are sealed!  Fluids do not penetrate; oil from that leaky car are wiped up with a paper towel.  By selected an epoxy coating in one of our standard colors, existing floor stains are covered.  By applying an epoxy coating to your floor, the pores of the concrete are sealed; they will no longer hold dirt and dust…your floor looks cleaner and IS cleaner.  We can repair damaged concrete, either by patching small areas or providing an upgraded epoxy system suited for your specific needs.

New Home Garage Floor Coating ~ What to know!

So you’re moving into a new home. When is the best time to have a protective garage floor coating applied? Before you move it! That is, if you have the luxury of time on your side.

Epoxy & Poly Coating

The garage floor coating application is a 2-4 day process, depending on the coating system you choose. There are even 1 day coating applications, but they generally will cost a bit more. Your new floor will typically allow light foot traffic 24 hours after completion and vehicle traffic after 7 days. There are coating systems that will give a quicker dry time, but again, there is a cost for the convenience.

When moving into your new home, be cautious of placing cardboard boxes on a new floor coating that has not reached the optimal cure time. Moisture can be trapped between the box and floor. There have even been cases where ink on a printed box has transferred onto the new coating. These cases are rare, but, it’s wise to heed the dry time guidelines from your installer.

It is also a good idea to ask your mover to use cloth tarps when rolling furniture dollies in and out of your home through the garage. This will help minimize your new floor being accidentally scratched.

As an entry level, all around GOOD coating, you can’t go wrong with an Epoxy and Polyurethane coating. This is a 2-coat, solid color thin film system. This garage floor coating system provides great scratch resistance, heat resistance and an easy to clean surface. Oils, etc. will wipe up with a paper towel.

Concrete Coatings - Questions & Answers

I often get asked…. “Can your coatings be applied outdoors?”, “Can a flagstone coating be applied to my driveway?”, What is the best concrete coating for my swimming pool deck?”, “Can you apply epoxy to my patio?”

My answer is pretty much always the same…. “It is all about the intended purpose of the area and the use of the correct sealer.”  Things to consider when applying a decorative concrete coating:

What conditions will the surface be exposed to?  Will the area be used primarily for foot traffic or vehicle traffic?  Is the area indoor or outdoors?  Will the surface frequently be exposed to water?

What type of finish are you interested in?  A sealed surface is a slick surface, but…. We apply non-skid particles in all of our coatings to minimize the risk of slips and falls.  In addition, if the coating being applied is an overlay; such as a flagstone or tile coating, the final texture of the surface can be adjusted for the intended use.  This is especially useful around swimming pools.

What is the life expectancy of the coating?  The use of a high quality sealer is a must, especially if the coating is applied outdoors or receives vehicle traffic.  Make sure the sealer being used is UV Stable so your coating won’t turn yellow in the sun.  Different sealers provide different life expediencies.  We learned “early on” that it is better to charge “just a little more” and use the best concrete coating sealers!  You won’t be seeing us every year or two for re-seals, our sealers are designed to last 3-5 years or 5-8 years depending on intended use and color.

Don’t be fooled by a cheap price….. it normally means cheap materials and a short lifespan for your coating!

Not only does a garage floor coating look good, it helps to cut down on the dirt that is tracked into your home.  Sealing your concrete closes the pores of the concrete so they can no longer hold dirt.  Oil and other liquids are wiped up with a paper towel.  To help minimize slips and falls, a fine-graded silica sand is added to the surface.
