In my last post I mentioned the Magic Wand of Awesomesauce, which is an old object that newer players might not know about. You can get it here, it's toward the bottom of the page and listed as magicwand.zip. The download contains an object and a collection file, make sure you put both in your game because the object wont show up in the buy catalog

Sims 2 depreciates objects by 15% each day until they're worth 60% less than what they originally cost. If you get a $100 object from the buy catalog and try to sell it a week later it will only be worth $40 because the item is no longer new. The Magic Wand will fully depreciate objects in an instant, which is handy if you're trying to build starter houses

Just build your lot (you can also use it on lots you've downloaded or pre-made lots) then go to Collections, find the Magic Wand folder, place the object on your lot and then delete the object. Poof, your lot goes down in value because the game now treats all the objects as if they're old and used

Tested this on the lot I just finished and it reduced the price by almost 50, 000 simoleons!
