OUCH. Talk to your real estate agent. If your offer was contingent on the inspection and you request the rewire and they refuse, you can probably get out. Is it an FHA loan? If it is, the rewire might be required before the loan is approved anyway.
Updates that I want don’t really matter in terms of the contract. Now, what the MORTGAGE COMPANY wants, on the other hand, is key and I just talked to my lending agent and she confirmed that if it’s noted on the appraisal--which I’ll make certain it is--that they won’t sign off on the loan until it’s fixed and there’s a clause in my contract where I get my earnest money back if the seller refuses to do any lender required fixes/updates, so good news there! That said, the seller is apparently in pretty desperate need of money, so I don’t see them having the money to pay for it either, so I’m probably going to be back to square one by this time next week, especially since there are several other things I know they’d have to pay to fix and a handful more that I have suspicions about. We’ll see!
