3. Occupancy Certificate & Building Approvals

A flat without an Occupancy Certificate (OC) is essentially illegal to move into. The OC proves the building was constructed as per approved plans and is safe for residents. Also verify that the local municipal body (Corporation of Trivandrum or Panchayat) has approved the layout and floor plan.

4. Location, Connectivity & Infrastructure

Trivandrum is expanding fast but not all areas grow equally. Check proximity to your workplace, schools, hospitals, and public transport. Localities like Kazhakkoottam, Pattom, and Kowdiar offer excellent connectivity and strong appreciation potential. Also look at upcoming road, metro, or infrastructure projects nearby they directly impact your flat's future value.

The price tag on the brochure is never the final number. Factor in stamp duty, registration charges (around 8–9% in Kerala), GST, parking charges, club membership, and monthly maintenance fees.
