If you’re going to install your own windows make sure you know what your doing. These are drain holes in the bottom of the window frame. Any water that gets in here goes out the drain holes at the front of the window outside. This person added screws in these and now there’s a nice hole in the bottom of the window where water can drain down into the wall. If the grading around your home is flat it’s important to keep water away from the foundation. You can see how water from a broken sprinkler head here is causing standing water at the exterior wall which is now making its way inside. If you are buying a older home you may come across these pipes sticking out of the ground. There’s a good chance it’s a old buried oil tank. These were used to hold the fuel for the old oil fired furnaces. These tanks are usually required to be pumped and removed out of the ground or filled in. This process is not cheap as it can be well over $1000 to remediate. Attic vents that do not have a rain diverter can be notorious for allowing wind driven rain in. The vent on the left has one whereas the one on the right does not. You can see below the vent openings in the attic how the insulation has been wet from a previous storm. If the ones on your roof look like the vent on the right then you may want to have diverted installed. Luckily there are kits available that don’t require you to change out the entire vent. If you have an older home(2000’s and before) it may have come with defective ductwork. This brand is called “Goodman Quiet Flex” and has a grey jacket that is know to deteriorate in hot climates. As you can see now there is only a thin piece of fabric separating the conditioned air you spent good money on and the hot attic. Leaving the ducts like this will just make your system have to work that much harder and will waste money in the process.
