Imagine yourself just moving into what you think is the neighborhood of your dreams only to find out you have a weirdo living right next door. This is not just an ordinary strange duck but someone who is also registered as a local sex offender. You unfortunately never thought twice about this and are now stuck living next store to someone you wished lived two cities away!

This is a common occurrence all across the United States. Most people just don’t pay attention to who is living in the neighborhood until it is too late.

If you have kids it may become even more frightening to know a sexual deviant lives next door. In this situation there are times when people will bite the bullet and just commit to moving. Obviously this can be a very expensive proposition when you have just bought a home and are immediately turning around and selling it.

This unfortunate situation may even cause some anger and resentment on the part of the buyer. They may be wondering why their real estate agent did not disclose the fact there was a sexual misfit living nearby. The fact of the matter is most states do not require real estate agents to let buyers know about a sexual predator unless they ask a direct question.

When sellers are interviewing real estate agents and they are in this situation they will often ask the agent “do I need to disclose a sex offender lives in the neighborhood”? This is something every Realtor should know the answer to. There should be no hesitation whatsoever. When an agent does not know the answer to questions like this one they can get themselves into legal hot water really easily.
