Hi there, I researched property Sales in State of Connecticut. My research question 1 (RQ1) is
"Among Residential property sales recorded in 2021, do average sale amounts differ across Residential Types (Single Family, Condo, Two Family, Three Family, Four Family)?"
Second research question (RQ2) is
"Across all property sales in the dataset, do average Sales Ratios differ by Property Type (Residential, Commercial, Vacant Land, etc.)?"
Method:
I analyzed the Real_Estate_Sales_2001‑2023_GL dataset. For RQ1, I filtered to Residential sales in 2021 and tested whether sale amounts differed across Residential Type using one‑way ANOVA on log10_{10}10​(Sale Amount) (variance‑stabilizing transform). For RQ2, I tested whether Sales Ratio differed across Property Type using one‑way ANOVA. I inspected boxplots, checked variance homogeneity with Levene’s test, and, when omnibus ANOVA was significant and ≥3 groups, conducted Tukey HSD post‑hoc comparisons.
