I’m not here to be a “yes” person. One of the biggest red flags I watch for with Sedona short-term rental buyers is simple: Cash and timing. If a buyer is rushing into a purchase but doesn’t want to feel pushed, that tells me we need to slow down and look closely at the numbers. But the main indicator is cash. Not just the down payment. I’m talking about cash for financing, furnishings, stocking the property, renovations, repairs, miscellaneous costs, and holding costs after closing. Because buying the property is only the first step. If a client doesn’t have enough cash reserves to comfortably get through the setup phase and early ownership, I’m going to say something. Not every property in Sedona can be used as a short-term rental. Before I recommend a Sedona short-term rental to a client, I verify two things. Compliance and performance. First, I make sure the property is actually short-term rental compliant. Because not every property in Sedona can be used as a short-term rental. And unfortunately, there are agents and buyers who miss this. That can be a heartbreaking mistake when someone buys a property thinking it will work as an STR, only to find out later that it does not. Second, I look at the numbers. How is this property going to perform based on the client’s budget, goals, and improvement plan? If a client has a specific budget for upgrades, furnishings, or improvements, I’m not going to recommend something that only works on paper if it requires more capital than they actually want to spend. We look at the projection data. We look at expected performance. We look at the likely return. And if the property checks the compliance box and the numbers are strong, then it becomes something I’m comfortable recommending. Not every property can legally operate as a short-term rental. Before I recommend any Sedona short-term rental property to a client, I’m verifying two things first. Compliance and performance. Because not every property can legally operate as a short-term rental. And unfortunately, some buyers are finding that out too late. That’s why step one is making sure the property is actually short-term rental compliant before we even start talking numbers, projections, or potential upside. From there, I look at how the property is expected to perform based on the client’s budget, goals, and improvement plan. If a client has a specific budget for upgrades, furnishings, or repositioning the property, the numbers need to work within that budget. Not some fantasy version of the property. The actual property. The actual costs. The actual projected performance. We review projection data, income potential, expected returns, and whether the opportunity makes sense for what the client is trying to accomplish. If the property is compliant, the numbers are strong, and the improvement plan fits the budget, then it becomes something I can confidently recommend. That’s one of the biggest mistakes I see investors make in Sedona. They look at the bedroom count and assume, “Great, we can sleep 10 or 12 people.” But if the home is just bedrooms with a tiny living room, cramped kitchen, and nowhere for everyone to actually gather, that layout is going to create problems. Guests don’t want to feel packed into a house. They want space to hang out, cook, eat, relax, and enjoy the property together. For larger groups, the communal areas matter just as much as the bedrooms. You want enough seating in the living room. You want a dining area that makes sense for the guest count. You want an open kitchen, dining, and living room layout whenever possible. And bonus points if the property has usable outdoor space in the backyard, front yard, or patio area. Because when guests feel cramped, they get restless. That leads to bad reviews, fewer repeat stays, and lower long-term performance.
