A very high level of sustainable design characterizes 350 Mission, a 30-story office tower on Mission Street in San Francisco. The building is certified LEED Platinum under LEED v2.2, and it also meets the 2011 California Green Building Code (CALGreen) and the San Francisco Green Building Code. To get to that point, the owner, Kilroy Realty Corp., and the design team explored a wide range of innovative high-performance MEP solutions.

The building automation system (BAS) has long been the center point of logic and control in building operations, and can be very effective in optimizing HVAC, lighting, and other energy-consuming systems. But the facility world is changing, and to capture the true opportunities of building intelligence, it is necessary for facility managers to think beyond the BAS as the future engine of intelligence and optimization.

Facility managers are beginning to measure ways that the built environment impacts the people in the office, and in turn how those impacts affect how well the people work in that environment. These are not separate considerations in high-performance offices, but are rather interwoven.

Gains in technology, combined with advances in design practice, have made it entirely possible to create lighting systems that offer significant energy savings over designs that are merely code-compliant. 

Cynics and partisans like to point out how poor the federal government is at innovation. But one needs look no further than government facilities to see how high-performance innovations and technology are shaping facilities. These innovations are redefining what a high-performance building can be, serving as models for the private sector. Three federal buildings, each having completed recent renovations, showcase some of these high-performance strategies and technologies.

With all the new concern with Legionella, the concern over future water supplies in much of the nation, and the push for high-performance facilities, some are relooking at water use for air conditioning cooling systems. In response, the industry is changing and evolving to become both more energy- and water-efficient.
