North Shore Real Estate Stats for March 2014
Multiple offers are back in play as the North Vancouver real estate market experiences low detached inventory. There were 134 sales in March, which is up by about 19% over the previous year while listings are down by 21%. Due to the shift in supply and demand, 41 of those properties sold for asking price or, more commonly, over asking price. The busiest neighbourhoods being Lynn Valley with 8 and Blueridge with 5. Canyon Heights, Forest Hills, Central Lonsdale and Westlynn were also popular.
The West Vancouver market had a very different experience where only 9 of 62 detached sales resulted in multiple offers however, prices continue to rebound and are up by 6.8% over last year and 1.7% over last month. While condos prices are down by -1.6% over last year, they are up by 3.1% over last month.
Harmony Donuts
Harmony Donuts has been a staple of Upper Lonsdale for as long as we can remember. This funky little shop offers simple cake donuts done well. It has always been our go to donut shop and it never disappoints. Our favourites are pink and orange with sprinkles.
Itâs a bit hidden on Lonsdale, tucked between Starbucks and The Queens Cross, so donât blink or you might miss it. Once you know itâs there, itâs hard to resist. They place the donuts in the front window every morning, testing our will power as we head between appointments.
Donuts are sold individually or by the dozen. Take cash, debit and credit are not accepted.

North Shore residents are happiest in region. Yay!
It probably comes as no surprise to residents of the North Shore that our area just polled as the happiest place to live in the region. The poll by Angus Reid found that 89% of local residents rated the area as âan excellent or good place to liveâ. Of those, 54% rated the area as excellent, well above the regional average (33 per cent). It wasnât all good news though, only 17% of residents gave a âpositive rating on value for money in terms of housing pricesâ, below the regional average of 23%.
The District of North Vancouver has approved coach houses!
Following the Cityâs lead, the District has finally approved coach houses. Looking to add one to your lot? There are some restrictions. Your home must not have a secondary suite and your lot requires available density. Then if your lot is over 10,000 sq/ft or at least 50â wide on a corner or lane you will be eligible. The District is estimating development between $244,900 - $293,300 for a finished coach house.

BeerâŚJesus juice, godâs gift to mankind.  Call it whatever you want, itâs fantastic.  It is considered one of the worlds oldest prepared beverage and to this day, behind water and tea, is the most drank liquid on this planet.  At one point in history there was a German Beer Purity Law which the only stated that the ingredients that could be used in the production of beer were water, barley and hops⌠Yeast was the final addition but they didnât know about microbes until the late 18-hundreds. The next few posts will explain the ingredients.

Yeast
Yeast are single-celled microorganisms that reproduce by budding. They are biologically classified as fungi and are responsible for converting fermentable sugars into alcohol and other byproducts. Â There are literally hundreds of varieties and strains of yeast. Â In the past, there were two types of beer yeast: ale yeast (the âtop-fermentingâ type, Saccharomyces cerevisiae) and lager yeast (the âbottom-fermentingâ type, Saccharomyces uvarum, formerly known as Saccharomyces carlsbergensis). Â Today, as a result of recent reclassification of Saccharomyces species, both ale and lager yeast strains are considered to be members of S. cerevisiae.

Dark Crystal Malt-Contributes a strong reddish hue to milds, brown ales, and other dark beers. The long kilning of this malt imparts a roasty edge on top of the malty sweetness of a crystal malt.
MALT
Malts (and adjuncts) provide the fermentable sugars that are required to make beer (and to make beer âsweetâ). The process of malting converts insoluble starch to soluble starch, reduces complex proteins, generates nutrients for yeast development, and develops enzymes.

Cascade Hops. One of the most prominent hop species in west coast brewing. This variation of hops adds a grapefruit/citrus bitterness to beer.
HOPS
The first and most abundant ingredient in beer is water. I dont think we need to go into great detail about water other than it should be soft, boiled and de-chloronated. Instead we will slide down the ingredients list to Hops.
"Hops are the female flowers (also called seed cones or strobiles) of the hop plant, Humulus lupulus.[1] They are used primarily as a flavoring and stability agent in beer, to which they impart a bitter, tangy flavor."
