With the anticipation of the Fed increasing the rates again, we are experiencing hesitation and push backs from our buyers. The 2-1 Temporary Buydown is a great option for your buyers to help them lower their monthly payment for the first two years (one year option available). The Buydown program is available for Conventional (primary and 2nd home), FHA and VA primary home purchases. What exactly is a 2-1 Temporary Buydown? It is a loan option for the buyer(s) to lower their interest rate for the first two years that is paid for by the seller. 2% in the first year, 1% in the second year and by the third year, they will be at a regular rate. Buyer(s) must qualify for the regular rate (before buydown rates). Many of our buyers and real estate agent friends ask if it's worth it. With the same scenario as above (To have a $650,000 Loan Amount and 90% LTV, purchase price is $722,222 ). If the buyer is able to negotiate $20,000 off that listed price, which brings the purchase price to $702,222. With 10% down or 90% LTV, the loan amount is $632.000: $632,000 @ 6.375% = $3942.86 With this example, it's a win win for the buyer and seller with the 2-1 Temporary Buydown. The buyer will be able to lower their monthly payment the first 2 years and the seller is able to net more vs lowering the purchase price by $20,000. Call me to introduce you to my lender. Friday, 01OCT10, I'm officially promoted to the rank of Lieutenant Commander (0-4) in the Navy of these States United. Shaking hands with my commanding officer after being administered the oath. Highlighted by the fact I was able to be administered the Oath of Office on the MCAS Miramar Flight line in front of Blue Angel #5 the Opposing Solo on the U.S. Navy's Flight Demonstration Team.
