Local Market Snapshot for August 2020 is here! · Closed Transactions up 9.11% year over year · New listings up 3.25% year over year · Inventory down 28.46% year over year · Average price for detached properties is up 10% year over year Compared to last month’s numbers, here is the recap from July: · Closed Transactions up 3.17% year over year · New listings down 2.66% year over year · Inventory down 30% year over year · Average price for detached properties is up 4% year over year From July to August the biggest change we are seeing is in new listings. We went from being down 2.66% to up 3.25% year over year. We are seeing an increase in closed transactions despite inventory still being off by 28.46%. Local Market Snapshot for July 2020 is here! · Closed Transactions up 3.17% year over year · New listings down 2.66% year over year · Inventory down 30% year over year · Average price for detached properties is up 4% year over year Compared to last month’s numbers, here is the recap from June: · Closed Transactions down 29% year over year · New listings down 14% year over year · Inventory down 34% year over year · Average price for detached properties is up 4% year over year · Closed Transactions up 3.17% year over year · New listings down 2.66% year over year · Inventory down 30% year over year · Average price for detached properties is up 4% year over year · Average price for attached properties is up 4% year over year From June to July the biggest change we are seeing is in closed transactions. We went from being down 29% in June to up 3.17%. This is most likely because our normal hot spring selling season was delayed. Normally things are hottest in spring and start to slow in summer, but this year since our hot season was delayed, we are seeing a slight increase in closed transactions despite inventory still being off by 30%.
