Ok the customers at this property reported wet patches and a bad smell under their carpet. We tested the timbers around the area and the walls, the walls were dry but skirting and architrave wet, the floor is a 75mm sand cement screed on a slab. We had to do a destructive survey to see if there was moisture below. So below was dry and the screed was on plastic but the plaster on the wall went down below the screed. There was a rubber ammonia smell below the plastic and wall dpc.
