DESIGN-BUILD VS. GENERAL CONTRACTING
If you are planning a remodel, the difference between design-build and general contracting matters from day one. The main question is simple: who handles the design, and who handles the build?
DESIGN-BUILD
A design-build firm manages the project from early planning through construction. That usually means fewer handoffs, clearer accountability, and faster decisions. It can be a strong fit when the scope is complex, the layout is still evolving, or you want design and construction to stay closely aligned.
GENERAL CONTRACTING
A general contractor is the right fit when the plans are already complete. In that model, the contractor takes the finished drawings and coordinates labor, permits, inspections, materials, and scheduling. This can work well for straightforward projects with less guesswork.
WHY IT MATTERS
The lowest bid is not always the best value. Missing details can lead to change orders, delays, and permit issues. That risk grows in occupied homes and condos, where site protection and coordination are just as important as the finish work.
A QUICK RULE OF THUMB
- Choose design-build if you want one team to guide the project from concept to closeout.
- Choose general contracting if your plans are already complete and the scope is clear.
The best path depends on how defined the project is and how much coordination it will require.
