So basically what we had in mind for this species was to pull them away from the s3xual aspect they are mostly known for, so we've made it so they could feed on any desires someone might have, whether they're a strong desire to start a family, to be promoted at their job, to become famous, etc. So anything you could think of, that is desire with a strong force, can be enticing enough to catch the attention of a concubus.
As for your other question, we'd say the experience for the person being fed on is not unpleasant. The way we've envisioned, it would be that pleasant, relaxing feeling you get after you've finished a yoga session, for example (hence why they would easily mistake a certain weakness from being fed from for too long, for that sort of lightweight feeling).
And, as for which time they could be fed from, we'd say both situations can happen. Maybe the feeling of achievement is so great that it catches the attention of a concubus, maybe their desire to achieve greatness is what catches the other's attention.
