It's so predictable that you could set your watch by it: as soon as summer comes, people flock to warmer climates and their beach resorts. Conversely, in the cooler months, guests head north to experience winter scenes and hit the slopes.
Attracting guests off-peak is no easy task for hoteliers, and it can damage their bottom lines for lengthy periods. In this episode, I'm going to look at boosting resort revenue in the off-season.
The endeavor to secure the all-important weekend visits in the off-season that regularly bring bursts of revenue can prove elusive. To fill these voids and ramp up business, some resorts have turned to a unique amenity: indoor water parks. Unless you run a hotel close to one of the major theme parks, adding a water park for additional off-peak and weekend traffic sounds like an unnecessary and even cumbersome undertaking (not to mention expensive).
But I spoke recently with the creative director of a design-and-build company that dreams up and constructs water parks. He told me he has seen clients reap huge benefits from investing in this family-oriented amenity. "When the amenities added are aimed at a family demographic, there is a definite uptick in weekend stays," he told me. "That particular investment can yield the most bang for your buck." However, the whole family's demographics can be a tough challenge to meet. He concedes, "A 7-year-old and a 17-year-old have entirely different interests." But with decades of experience in amusement parks, is firm has discovered that one unifying factor can engage all ages for an extended period of time – you guessed, water.
The company found that resorts can efficiently market to guests who usually avoid a getaway by promising a variety of water-based activities. Their clients span the country, and their water parks are open year-round. They're proving that a hotel with a water park can drive revenue throughout all four seasons.
If you've got a particularly seasonal facility, being able to take over not just the shoulder seasons but also the entire summer months makes a lot of sense. As ground costs increase, you need to find ways to keep existing guests on the property and attract new visitors. Building upon off-peak and weekend business, additional opportunities exist to drive revenue through indoor water parks.
For instance, the amenity can add value to the convention business, as leading with a water park package can encourage businesspeople to make a family trip out of a convention, extending both the length of their stay and the number of visitors. And don't disregard the opportunities that water parks can open up for day-pass revenue. It may not be the kind of business that always puts heads in beds, but it does drive retail business within the hotel and provides a valuable boost to the food and beverage sector by keeping guests on-site instead of venturing into the surrounding area.
For hoteliers interested in pursuing such a unique amenity, making the project a group effort is key to its success. It's important that in initial meetings, all departments should be represented operations, maintenance, guest relations, construction, finance, and the like. Each has a different opinion on how a project should come together, and sometimes, not all of those voices are heard. And don't forget to take into consideration the most important group - the guests themselves. Conduct surveys with actual and prospective customers for real-time feedback on ideas.
The process typically takes 12 to 15 months from start to finish, depending on the project's scale. From the pre-planning to the approvals process, some may become discouraged by such a sizable expansion, but if you stick with it, it will pay dividends.
