Your Garage Is Going to Be Too Small. Here Is the Math.

The most expensive mistake you can make when ordering a garage is sizing it to the exact width of your vehicle. Once that building is up, you are stuck for 20 to 30 years. I get this call about once a month, folks. They want to know if we can make the garage wider. We cannot. Done deal.

Hot take. Every vehicle needs at least 2 feet of clearance on each side just to operate doors. 3 to 4 feet per side for actual comfort. Below 2 feet per side and you cannot open the door without scraping the wall.

The math nobody runs.

F-150 body width. 6.7 feet. With mirrors. 8 feet. Add 2 feet per side and you need a 10.7 foot garage minimum. That is cramped. Add 3 feet per side and you need 12.7 feet. Round up to 14 to 16 feet.

People also forget about mirrors. The 2025 F-150 is 80 inches body width. 96 inches with mirrors. That extra foot decides whether you fold the mirrors every time you park.

Minimum garage widths by vehicle.

Compact car. 14 feet minimum. 16 to 18 feet recommended.

Full-size truck. 16 feet minimum. 18 to 20 feet recommended.

Two sedans. 22 feet minimum. 24 feet recommended.

Two trucks. 24 feet minimum. 28 to 30 feet comfortable.

Length is also part of this math. Most vehicles 15 to 20 feet long. Add 3 feet front clearance plus 5 to 7 feet at the back for a workbench. You land at 25 to 30 feet of length.

Height. 9 vs 12 feet. Order 12 feet if there is any chance you want a roll-up garage door later. The cost difference is about a grand. The regret of not having it is permanent.

Always cut at sharp corners. Across doorways. In narrow sections. Around L-shapes. These spots will crack there anyway.

The mistake nobody talks about. People think enough rebar will prevent cracks. Wrong. Rebar holds crack faces together after they form. It does not stop the crack. You still need joints.

Other mistake. People think expansion joints and control joints are the same. They are not. Control joints manage shrinkage inside a single slab. Expansion joints handle thermal movement between separate slabs. Different problems, different tools.

The cost of doing it right. Tooling joints during the pour adds almost nothing. Saw-cutting a residential slab takes an hour and runs $200 to $500. The cost of skipping it. Thirty years of dealing with random cracks that wander across your garage like a fault line.
