The importance of hiring the right person, someone who cares and someone who has knowledge. In pic one you can see the mold growing, is in on the surface of the drywall, behind the drywall, on the wood and all over the baseboard. These windows have recently been replaced and you can tell there was a previous leak. The second pic is a video of the foam they stuffed in as insulation and it is full of water. Pic 3 shows that the sheathing has rotted out and you can see the back of the brick. Pic 4 shows the other issue we have is an interior vapor barrier all around on the exterior walls, while this is fine in a northern climate it is causing issues in this climate with condensation happening in out walls. Unfortunately after opening walls we have mold from condensation in a few areas. Add to that a leak and that only makes this issue much worse because our walls are having difficulty drying out and have no water control layer in this area. Pic 5-7 show the rim board rotting out. At first when sticking a knife into it, the board felt solid but then it flexed. Once we pushed through that it fell apart from the rot and turned into mulch pieces quickly. When we pulled the knife out the blade was still wet. All of this occurred after a week of no rain so this problem lingers and has trouble drying and by that cycle it keeps rewetting and never has the opportunity to fully dry. Whoever "repaired" the leaking windows previously didn't address the issue which let the window keep leaking. Picture 1 you can see the freezing rain and as it melts it runs down the exterior insulation. Draining and not soaking the exterior insulation and while it does get wet, it doesn't soak. In picture 2 you can see where the wall has an overhang it is dry all the way down. Picture 3 is a day later and what was wet is now dry. Something that isn't often considered when building is water quality. That is usually just a connection from a city and never thought of more than that. Maybe you get a water softener if you have hard water and scale. Unfortunately studies have shown more and more contaminants in water. We are also finding chemicals used in other products now in our city and drinking water. We have been using the @hydroviv_h2o filter for an undersink filtration and I have been very impressed. No weird tastes or alterations to the water, very simple installation and no noticeabledifferencein water pressure. Unfortunately a whole home system is very difficult (or impossible) based on today's pressure and technology but these point of use systems help filter the water you are drinking and using for cooking. Stacking bricks. A lot of work has gone on just to get back to this stage. Structural issues prevented us from being able to expand as we planned but we needed to fix the issues and put this part back together. We also wanted to make some improvements for the drainage side as well as the structural. NOT OUR WORK. As I drive around everyday I see all kinds of construction and a lot of it is just disappointing. I'm sure the inside will look beautiful but how long until this window leaks? How long until this becomes a homeowner issue to fix and it becomes a major repair? Maybe they can afford it, maybe they can't. We have to do better, we have to build better. What we are building isn't sustainable and we are passing the buck down the road to ourselves or our children. Building and development aren't the enemy they are necessity but if we have to knock the new construction down in 30-50 years it doesn't make sense.
