Common Sense-so uncommon in real estate

The hype written in the media about the real estate market influences people buying or selling real estate. The media often paints the real estate market with large brush strokes and is very generalized. A buyer or seller may be looking for a specific product that falls outside the norm.However they want short sale prices in pristine condtion that matches all their criteria. Remeber Price, Location, Condtion. Pick two !

What about using common sense when deciding which property is the best deal? To help make the right decision once you have set your criteria like bedrooms, bathrooms or cap rate also add  PRICE, LOCATION , CONDTION to your decision making process. Most times in the buying process you probably get two of these three criteria. That would be a good solid sensible decision . Getting all three is the brass ring and a lot of  wasteful time can be spent trying for all three. Decide which of the three elements are the most important to you, for example the condtion of a property can always be changed so  only price and location could be the goal. Adding these three elements to the decision making process takes out the emotion and allows you to make a solid sensible decision. In deciding “THE ONE” you make the best decision with the property that are available at a keyhole in time that match your needs and are the right PRICE , LOCATION and CONDTION.

Buying property can be intimidating. Often it’s the largest purchase a person will make. In addition buying a property is not a purchase that is made on a regular basis .Sometimes a transaction goes south because buyer and seller allow emotion to get in the way of common sense. I have seen buyers and sellers walk away from a deal over $1000. In just one year that’s what a person in Belfair WA (not naming names ) spends on Starbucks. Calculate what $1000 will mean when you can stop looking for your dream property in time, mental and emotional energy? Or figure out how you can now move forward with your life because your property is sold. Play nice when working with a buyer or seller…. Remember the lessons learnt in sandbox. Don’t try having all toys…when negotiating don’t try win every negotiation, let the other person win some too. Just common sense.
