How to build a rooftop deck
Decks are a wonderful addition to any roof. They are versatile and convenient, and not too difficult to build. If you have a small yard, or simply enjoy being some distance from the ground, a rooftop deck is a solution for you. Before Starting Once you have picked the spot, you will have to test the suitability of the roof. Not every roof can handle a deck for a number of reasons. The final decision should be reached by a professional, but there are certain steps you can make yourself. The first thing to do is check the general condition of the roof. Damage does not automatically mean that the roof is unsuitable, but you may have to repair it first.
Check the walls for signs of cracking and water damage;
Check the caulking – see if it is deteriorating anywhere;
Check the roof for signs of peeling or dips that allow water to pool.
If you see signs of any of the above, you will have to repair that first. If you do not do it before the deck is built, you will have to do it later at a higher cost. The next step is calculating the maximum weight your roof can support. In order to build a rooftop deck, your roof will have to take around 55 pounds per foot. However, the exact weight will depend on what you plan to do with the deck. If you wish to have planters or other heavy items on it, then you will need to factor that into the calculation. The calculations should always be done by a professional. Miscalculation can have terrible consequences, as your roof may collapse. Also, professionals will know the minimum requirements of the local building code and you will have to adhere to these. The next thing to check would be waterproofing. Your roof must be able to support the deck without any leaks. Treating the roof for leaks once the deck has been built is very difficult. Look at the roofing material and make sure it is a good condition. One of the ways of preventing leaks is adding membranes that will help the water roll off the deck surface. Another possibility is designing the deck in a way that gives you access to the roof. Finally, obtain all necessary permits. Without them, the authorities may decide to tear your deck down. Having done all of this, you can start building. Building Building a deck on a flat roof is fairly simple, much like building a deck over a concrete patio. There are two ways of building a rooftop deck. One involves adding a walkable surface to the existing roof. This type has the advantage of being very easy to install and it is much easier on the pocket. The other way is building a structure to support the decking material. It is a little more difficult and costly, but can be more practical and versatile as you can build it in different levels. These are called floating decks. Walkable Surfaces You will need to make sure that the roof slopes at least 1/8 inches per foot. Otherwise the water will pool and leak into the house. There are several materials that you can lay down. They are usually sheet vinyl membranes and serve to waterproof and protect the roof surface. There are many companies that make these and you will have to look around for the one that best serves your needs. Each one should come with an installation guide, but generally you would have to place plywood over the treated roof surface and then apply several layers of sheeting. There really are plenty of these membranes around and the good, reputable manufacturers will also provide detailed and easy to understand installation information, often on the website. Some of the membranes can be used on their own and some require additional tiling. You will have to buy tiles for outside use. This is really down to your own preference. Floating Decks Floating decks are usually wooden, where the wooden boards are placed on top of sleepers. As mentioned above, always make sure that the surface slopes at least 1/8 inches per foot before proceeding with building. To begin with, treat the roof surface with a waterproofing layer. This is usually modified bitumen, installed in 3 inch rolls and then either adhered by using torch flame heat to weld it or by applying factory supplied adhesives. You can apply several layers to improve durability. Once you have finished water insulation, install the sleepers. These are 2x6 inch pieces of lumber that need to be laid flat every 16 inches on top of the roof. This will be the surface decking is attached to. The decking material should be approved for that purpose. You can check with your local building department as they should have a list of approved materials. The decking should be cut into 2x6 inch or five-quarter boards. Before attaching the decking boards, lay them down to see how you would like your deck to look, since the boards can be attached to the sleepers either perpendicularly or diagonally. Once you are satisfied, attach the boards. Always do so where they meet the sleepers, as nothing should be attached directly to the roof. Use a minimum of two ring shank 8D nails or 2-1/2 inch wood screws to attach boards to each sleeper. Be careful to design deck panels so that they can be lifted with minimal effort and damage for cleaning and repairs of the membrane below. To do this simply avoid attaching some of the deck boards to the sleepers. You will need to plan ahead, so it is a good idea to draw a plan beforehand, so you know exactly which boards are not to be attached. The Final Touches You will need a fence or railing. There are many possibilities, from low fences to metal railings. Look at the house and think about your needs before deciding. Finally, enjoy your new rooftop deck.
