Time to put on the tool-belt... well almost.
It’s been a big year of planning since the last post. In that time we have an approved Development Application (DA) from Wollongong City Council for the project. Some of the key aspects of obtaining this included:
- Architects drawings
- BASIX certificate
- Engineer’s drawings
- Land surveys
- Geotechnical reports of the land
- Ecological reports of the land
- Landscape architect drawings and planting plan
- Statement of Environmental Effects
Following DA, the next step was construction certificate, this involved obtaining and submitting:
- Architectural drawings
- Landscape Architect drawings
- Engineer drawings
- Sydney Water survey
- Owner builder permit
Now that the NSW owner builder permit has been approved we are getting into the site preparation and planning. This involves removing the three small trees on the block, excavation for the carports and entrance stairs, terracing of the block, electrical, plumbing, and screw pylon foundations. This has led to needing to plan the carport and entrance stair design.
A word of experience, going through all of this is easily a 12-16 month process all things going well. Further to this, anyone considering building their own shared affordable living will need consider the new owner builder legislation that excludes dual occupancy. This ruling only recently came into effect and almost jeopardised our capacity to owner build.
