He didn't particularly want too, the - he had to look at his notes - Shigino Family, was it? They were a good business model, they worked well with properties and made a profit in the most questionable of areas and had a reputation that sang to the high heavens in galas and the likes in the area and yet, this was one of the many fronts they all shared. Real Estate was a tough market but everyone needed a home, a place to call their own and start a family. Even if that meant going into debt with loans to purchase that right place - to watch something be built from the bottom up and given the attention it desires to become that place of peace and tranquillity…
Vaclav wasn't stupid though, he has heard a few whispers in the grapevine about dealings in these places. Saw some shady activity himself on some lone drive nights in the dark - so he could understand Kisumi's desperation here. One of his lots, was to be sold. A good price but even better, it was in a residential area - prime for new builds. Every estate agent at the moment was barking at his heels for the chance to have such a place but Vaclav has yet to budge. The idea of giving that land to some fool wasn't on his cards and that did include the Shigino family. There was only one thing that the Láska family hated the most, and that was bothering the ordinary people. Being born into a family with power, didn't make you normal, as much as one wished to be… however, to be a bystander, an outsider to the real underbelly of the world and families with long histories was no sin that needed to be harmed in correcting.
This Shigino family, was a strong contender but one thing was for sure, if they were just a front for manufacturing guns, drug labs, traffic rings, he needed to know. So, he inhaled deep - shifting to gather his thin cigar to take the top off with a pinch and spark it up with a heavy draw. A furrow of his brow even as he stared off the side, the silence thick and his presence all the same as he lingered near the seats provided… still, he didn't sit. Instead he rested his gloved hand on the leather and half turned to the youth with a sharpened gaze. "You've got ten minutes to propose something I'd like." That'll be the amount of time it'll take him to enjoy his cigar and listen openly.

Kisumi knew why he was selected to represent the Shigino’s. This was a test. It truly shouldn’t be him when this porperty was a valuable asset for them to collect. Truly his Uncle should be the one to broker the deal on their behalf. He was the lead after all. But that useless old man decided that Kisumi needed to prove himself. That or else he knew convincing Vaclav was already a steep prospect so send in the kid. If they were going to fail at least give him the experience.
Either way Kisumi felt the pressure weighing deeply on his shoulders.
He watched as he waited for Vaclav to offer a seat but he just continued to stand and light up a cigar. Then continued to stand as Kisumi felt like he was awkwardly waiting for a cue of some kind. This man was all business, cut throat at that. 10 minutes, although short seemed doable. He didn’t seem the type to waste time nor talk too embellish about things. Kisumi needed to list his points quickly and make the best use of both of their time.
“Alright, well we obviously wish to be chosen to represent the property.” Kisumi started out. At first he was hesitant only because he didn’t think they would jump straight in. But the more he spoke Kisumi got comfortable finding his voice. “I want to give you the reasons why my family’s business would be the best choice. First, I don’t wish to simply buy the property. I know first hand one what it takes to maintain and enhance the area that could improve and honor the space. Second, I’m in a unique position to make this transaction as smooth and seamless as possible. I’m familiar with the process and have financing already in place. No surprises. I can close quickly without the complications..”
Kisumi took a breath in as he could feel his jittery nerves when it was just him rambling on. Of course he was making good points but whether or not Vaclav agreed was beyond him. That icy stare could mean anything. He could be thinking about needing to go to the bathroom for all he knew.
“And lastly, —and most importantly—I genuinely care about this lot. I’m not an investor looking to flip it without a second thought. I want to personally oversee its development in a way that respects its character and history. I’d love the opportunity to work directly with you and make this an experience that’s efficient, respectful, and beneficial for both of us. Let me know what questions you have or if there’s anything else I can provide to help you make your decision.”
Thus ended his cheesy sales pitch. Sometimes innerslly he cringed at the way his business persona took over things. Hopefully Vaclav would like it, Kisumi’s eyes were already feeling slightly watery with the amount of smoke filling up the space and how quickly he just spoke.
