Personally, I have not settled on if they realized they were falling or already in love, so if I do get around to writing this I hope I have a sure one. What I am sure of, however, is when it happened—which is Season 4.
For Sydney, it’s when she talked to Carmy over the phone after visiting her dad at the hospital. While for Carmy, it was during Tiff’s wedding, after Sydney talked to Donna. You can’t convince me otherwise.
