Skylines YVR: Cascade At The Pier — Ship-to-Shore — a grande ensemble mimics in massing & design the Victory Ship building structures that lined this site 1940’s—late 20th C. • Part of a master-planned waterfront renewal, generically known as “The Pier at The Shipyards”; with ship-like gently curved buildings, East - 9 storeys (81 units) & West - 10 storeys (95 units). Developers: Pinnacle International. Very bold, simple & monolithic, like the historic industrial predecessors that once stood onsite. Now offer extraordinary West Coast lifestyle perks, for those who can afford the luxury on board. Residents have enviable access to 5⭐️ privileges at the Pinnacle Pier Hotel; a 25m pool, fitness club, yoga studio, executive meeting rooms & fine dining at its Lobby Restaurant. I reserve judgement of high end luxury condos until I’ve weighed the overall value given back to the public at large. Kudos to the @cityofnorthvancouver for negotiating with developers for all the nearby public realm improvements & amenities between here & existing Lonsdale Quay Market. Cascades is adjacent to Shipyards District massive covered square (venue for events like the Night Market, etc). Plus, the Burrard Dry Dock Pier, restaurants, coffee shops, art galleries & shopping. Short walk to Lonsdale Quay SeaBus & bus terminal, marinas, Burrard Yacht Club and the historic Lower Lonsdale area of downtown North Vancouver. ••• “In 1995, the City of N.Van partnered with the owners of Wallace Shipyards & dry dock site to undertake a land use study. The idea was to hatch a comprehensive plan to transform what had been a key industrial area since 1906 into a thriving new community. Skylines YVR: Overshadowed, never outdone. ||>> My dad used to say of the Marine Building: “... she may be overshadowed, but she’ll never be outdone.” An edifice he’d witnessed under construction & unveiled when he was an adolescent — a boom to bust / rags to riches story that speaks of Vancouver’s cyclical economic nature & wild speculative swings ... Like the ocean, to survive in Vancouver, one needs either very deep pockets, or perseverance to ride the economic tides. It’s really about staying power. How much you can endure. That’s the lesson that this icon & her story teaches us all. Stay the course, & ride out life’s storms. ••• In 1930, the 21-storey Marine Building was developed by Lt. Commander J.W. Hobbs with a Toronto-based brokerage house as a home for The Vancouver Merchants’ Exchange. With its intricate art deco detailing & iconic references to historic ships at sea, the lavish landmark instantly became a civic milestone. Before opening day, Vancouver Sun premiered the ziggurat tiered tower in an 8-page promo-spread as “some great marine crag rising from the sea, clinging with sea flora and fauna, tinted in sea green, flashed with gold….” (borrowed from the architects’ McCartner Nairne). • No expense was spared. Doormen welcomed patrons at its majestic bronze entrance, & women in sailor-themed outfits operated what were among the fastest elevators in N. America. Unsurprisingly, the elaborate project incurred sizable cost overruns. Once complete, the financially-troubled owner offered her, deeply discounted,as a new City Hall. City officials declined. Ireland’s Guinness family snapped her up at a bargain basement price.
