Living in Charleston means you already know how fast things can go sideways after a heavy rain. But a lot of people don't realize just how much this area stands out compared to the rest of South Carolina when it comes to flood damage.

Charleston County consistently ranks among the highest in the state for flood insurance claims. That is not a coincidence – it comes down to where the city sits and how the land behaves when water arrives.

A few things that make Charleston different from inland SC:

The entire peninsula sits just a few feet above sea level. In some neighborhoods, even less. When rain hits Columbia or Greenville, water drains downhill into river systems. In Charleston, there is almost no downhill. Water sits until the drainage system handles it – and those systems get overwhelmed fast.

The soil here is sandy and full of fill material from when the city expanded into marshland over the centuries. It saturates quickly and stops absorbing almost immediately after moderate rain.

Then there is the tidal factor. If a storm hits at high tide, the drainage outfalls that normally carry water away from the city are pushing against tidal pressure. Water backs up instead of draining out.

James Island, Johns Island, West Ashley, and parts of North Charleston all sit in areas where this combination hits hardest. Homeowners in these neighborhoods see it every hurricane season – sometimes every major rainstorm.
