An exciting step before you take possession of your condo is called a Pre-Delivery Inspection (PDI).  It’s your first chance to see your suite and in just a couple of weeks, your new home will be move-in ready! 

A Customer Care Representative from the builder will walk you through your suite during your scheduled PDI so you can do a visual inspection. This allows you the opportunity to see your new home before you move in, and to document any deficiencies that may exist.

During the PDI, you should identify:

Damaged, incomplete or missing items.

Anything not operating properly or deficient in terms of workmanship or materials.

Be sure to examine both the interior and exterior of the home. While inside, look for things like:

Chips in the porcelain or scratches on countertops.

Damage to floors or walls.

Doors and windows that are not secure or do not open and close easily.

When you go outside*, check things like:

The railing on the balcony is properly secured.

Whether window screens have been installed.

The appearance of balcony slab.

Any deficiencies that are identified by you and the builder’s representative shall be documented on a PDI form. You should also bring a copy of your colour décor and upgrades agreement with you to the PDI for reference.

At the end of the inspection you and the Customer Care Representative will both sign the PDI form and you will receive a copy. The form will be reviewed by the builder and all warrantable items shall be addressed. You will be notified in writing if an item is non-warrantable. 

Additionally, you will sign and receive a copy of the Certificate of Completion and Possession (CCP) at your PDI.  This document lists the TARION enrolment number of your home and your occupancy date.  It is important for you to provide a copy to your lawyer. Your warranty period starts on your occupancy date.
