At our live training we emphasize that the “ability to identify a deal” is one of the most important aspects to note investing. We also expound upon the fact that “the money is out there”. The winning Performing Note Case Study, submitted and presented by Keith W., illustrated both of these concepts brilliantly.  Keith located a seller-financed note through his fully automated direct mail campaign. He creatively negotiated a multi-stage buyout in which the note seller received half of the money now and half in 12 months if certain aspects were met. If these aspects were not met, the second half payment would be paid over time. The motivated note seller was happy with the arrangement so the only thing left was to fund it. Well, Keith has a number of notes in play already, so he decided to assign this deal to an IRA investor that he met through networking at a NoteSchool event. Keith was rewarded with a nice fee and will have another happy investor for future deals.
