š§Who Knew #EverythingsIncluded meant $200k in Structural Defectsāļø . We bought a new #Lennar home aka #LennarBayArea #LennarHomes only to end up in litigation for almost 6 years. The money that was awarded to us through binding arbitration did not even cover out legal fees. We had no choice but to move forward and repair the original documented defects in the excess of over $100k. While making those repairs we discovered significant structural defects now totaling over $200k. It makes no financial sense to spend another $200k (approx. 30% of the homes value / based on comps). . Letās talk reality... we have a few options. 1) Invest an additional 200k + to fix a home that would be worth $600k tops. Bringing our total investment at close to a million dollars. 2) Foreclose or Short-sale There are so many reasons I could state but bottom line that is āNever gonna happenā. 3) Sell as is The most weāve been offered is $250k. So again āNever gonna happenā. 4) Rent out the house The liability alone make this option a non-starter. . If youāve ever seen any of my posts all you are seeing is the boarded up front entry as well as the ālemonā yellow paint I used to illustrate Lennarās #Negligence. Hence āMyLennarLemonā. What you donāt see from the outside is where the I-joustās have buckled due to certain trades hacking the osb webbing between the top and bottom flange too close to the bearing wall. Half of our downstairs ceilings have no Sheetrock. This is only a summary of the issues. Too much to list. . So, while you contemplate buying a Lennar home ask yourself are you ready for even a fraction of this crap after spending your hard earned money.
