The historic shipping village, renowned for its estuary views and maritime heritage, has seen an influx of properties come onto the market, with figures fluctuating between 154 and 173 active listings in recent weeks. The average asking price across the village currently stands at £355,688, which is 20% higher than the national average of £284,464.
The property types available range from charming two-bedroom character cottages with estuary views to impressive detached family homes commanding panoramic vistas across the Taw and Torridge Estuary, Instow Beach, and the rolling hills of Exmoor. Recent listings include a four-bedroom detached house on Primrose Fields priced at £720,000 and a three-bedroom terraced house on Meeting Street on the market for £395,000.
Property market analysts note that Appledore's average property value has seen significant volatility in recent years. Historical sold prices over the last year were 61% up on the previous year, though they remain 17% down on the 2022 peak of £693,667. The average time for a property to sell in the village currently stands at approximately 28 weeks.
The surge in listings comes as Appledore anticipates a major economic development with the completion of the Appledore Maritime Innovation Centre, expected to open in late 2026. The centre, which will provide a base for floating offshore wind activity, is projected to generate enough electricity to power approximately three million homes and create 3,000 jobs. Local residents have expressed hopes that the futuristic project will put the "tiny UK seaside gem on the map".
Property experts suggest the combination of new development, the village's enduring coastal appeal, and shifting market conditions may be contributing to the high volume of homes currently available. With the average North Devon house price standing at £291,554 as of January 2026, Appledore continues to command a premium as one of the region's most sought-after coastal communities.
