This isn’t just a statistic. It’s momentum. Millions of young adults moving to cities, forming households, chasing careers—and they need places to live, work, and unwind.

Sure, some buildings are sitting half-empty today. But demographics don’t lie. The demand curve is only bending upward.

That’s why smart investors don’t panic at temporary dips. They buy quality, in livable locations, and let time and population growth do the compounding.

Even older buildings can win—if they’re in the right spot and cater to evolving needs.

In Cambodia, real estate listings are just conversation starters. Prices are often negotiable — really negotiable. I’ve seen “fire sales” close at 15%–20% below asking price.

But before you dive in with your best hardball tactics… pause.

This isn’t the West. In Southeast Asia, negotiation is as much about preserving dignity (or “face”) as it is about numbers. Loud offers, blunt counter-proposals, or “take it or leave it” approaches can offend — and quietly end the deal.

Instead, the most successful investors I know here use a soft, respectful tone. They hint, suggest, and circle slowly. It’s a dance, not a duel.

"8% NET for 5 years, with a 110% buyback!" Sounds like passive income paradise, right?

But in Cambodia (and other emerging markets), guaranteed rental returns often come with fine print — and risks you’ll only discover too late.

These offers typically apply to a limited number of units or select floors, and they hinge entirely on the developer’s cash flow and credibility. In other words: if sales slow or the company faces financial stress, your “guaranteed” income might quietly vanish — along with the buyback.

What’s worse? Many of these projects outsource rental management to third-party firms you’ve never heard of. And when things fall apart, the paperwork will likely protect them, not you.

Before signing, dig deep:

Who is the developer, really?

What’s their delivery record?

Who’s managing the rental program?

Are there escape clauses hidden in the guarantee?

Buying property in Cambodia? You might not even need to leave your sofa.

Seriously — with a reliable agent and a notary public on a video call, you can sign and finalise a property purchase entirely remotely. No notarisation abroad, no embassy trips, no apostilles. It’s one of the most foreigner-friendly systems I’ve seen when it comes to ease of entry.

But here’s the twist: buying is easy. Selling remotely? That’s where things get murkier.

With digital signatures, rising AI tools, and evolving fraud risks, remote selling in the future could become more legally complex. Identity verification, title clearance, and cross-border compliance may tighten — especially as digital real estate platforms become more mainstream.

In Southeast Asia, especially Cambodia, buying off-plan from a major developer might feel safe — until you dig deeper.

Many Chinese-backed developments look solid on paper. You check the balance sheet: low bank debt, plenty of assets. Green light, right?

Not always.

Welcome to the world of shadow lending — off-book loans and informal financing channels that don’t appear in official records. It’s common in Chinese developer ecosystems, where money flows through complex, often opaque structures. You won’t find it on a spreadsheet, but it can crush a project if the funding chain breaks.

That’s why in these markets, a developer’s reputation matters as much as their paperwork. Ask who they’ve built for before. Look at what they’ve completed — not just what they’ve promised. And talk to agents who’ve sold their units over time.

CapitaLand has inked agreements to manage The PEAK Retail Mall, an upcoming high-end integrated development majority owned by Singapore-based developer Oxley and Cambodian company Worldbridge Land. The PEAK Cambodia is a 55-storey freehold integrated development which houses an office tower, the country's first Shangri-La Hotel, two luxury residential towers with 1,014 apartment units and the mall, which will open in 2020.

This is the first time that CapitaLand has ventured in Phnom Penh in terms of asset management where they will oversee asset planning, pre-opening and retail management for the five-storey mall, which has a gross floor area, excluding car park, of about 420,000 square feet, and net lettable area of about 260,000 sq ft. This is good news for investors especially for those who have bought retail units at The Bridge as it signifies the confidence that CapitaLand has on growing aspirations of the city's community.
