NEW DELHI: Consecutive governments in Delhi have raked up old land allotment circumstances to fix liability on private schools to track specific criteria in their functioning.

Delhi’s deputy chief minister and minister of finance, Manish Sisodia, on February 9, 2017, said that keeping land and real estate outside the purview of the GST (Goods and Services Tax) and a higher taxation portions for consumer durables, would kill its basic purpose.

Budget 2017 has projected changing the capital gains tax liability for JDA (Joint Development Agreement) to extend real estate projects. In future if a JDA is signed for the growth of a project, the capital gains tax will only be paid in the year of achievement of the project and not at the onset, as is presently the case.

With buyers entitled to seek help under the Real Estate (Regulation & Development) Act, 2016 with effect from May, the government has warned the States of a “serious condition of vacuum” arising if the institutional mechanisms required under the Act were not put in rest by then.

Investors can guess 15-40% returns on investments in shares such as Satin Creditcare, DHFL, HDFC, Godrej Properties, DLF and Sobha Developers over a year’s time, say brokers.
