i think one simple answer to bankoku-gai's dichotomy is that usually the people that own the business's don't live in the area so the money is going to tokyo or somewhere else. meanwhile the residents are being paid minimal wage jobs or less, which doesnt let them enjoy the tourist areas

Trying to calculate the surface area of Bankoku gai.
It takes about 50-60 minutes to walk around it. So it is about 4-6 kilometers.
This is only going to be an pretty rough estimate because I do not believe that Bankoku gai is actually a perfect circle but I will be using that for the formula.
The perimeter would be about 4-6 kilometres then, with this we can calculate the radius. Let's first try with 5 km.
C=2πr -> r=C/(2×π)
r=5/(2×π) =0.79577... (km)
Now we can calculate the surface area
A=πr²
A=π×0.79577..² (km) = 1.989... km² ≈ 2 km²
If the perimeter is 6 kilometres, the surface are would be about 2.9 km² and if it is 4, it would be 1.3 km ². A small place.
So for comparison about the size of the City of London at best? This comparison probably only works for those who have been to London though.
I am most likely incorrect anyway since there is no way it would be a perfect circle + plus I am prone to careless mistakes and oversights. If I could, I would put a big question mark over this post. (•﹏•;)
