There → Referring to a place or area, or a thing. A yard, a building, part of a room. Or it can call attention to someone, like; 'There is my best friend!'

Examples:

→ "I left my phone over there." → "Did you see that over there?" → "There it is!" → "There's my roommate."

They're -> (They are.) This can be used for a group of people or as a gender neutral pronoun.

Examples:

→ "They're here!" → "They're so pretty." → "They're over there."

Their → Belonging to someone. Also can be used as a gender neutral pronoun in reference to someone's items or belongings. Similar to 'your'.

→ "That's theirs." → "Did you see their cat?" -> 'Their hair is very pretty.' -> 'That's not your bag. It's their's.'
