Meg successfully completed Dry Rot searches at this Grade 1* listed property and its associated buildings. It was a pleasure to help protect a building with such historical significance.
Something which our surveyors come across a lot is a problem called dry rot. It may be something which you are not familiar with, but it is something you should be aware of. If you don’t know what it is, it is a wood destroying fungus which eats the part of the wood which give the timber strength.
What causes dry rot?
Dry rot is caused when a house is damp and has no or inadequate ventilation, which provides an ideal condition for a fungal attack. It doesn’t just affect old properties as it can happen to all types, old and new. It also occurs when the timber gets damp. It may be because your house is old and does not have enough ventilation or it could just be that your house has suffered from damp issues in the past.
How to identify it
There are some indications that your property may be being attacked by the fungus. Our Surveyor in Birmingham has listed some common signs below:
Shrinking wood.
Timber browns in colour
Timber cracks and looks brittle
Dry rot spores
A distinct smell almost like the smell of mushrooms
A cotton wool like mould growing on the timber.
If you see any of these issues you should speak with a dry rot specialist.
How to treat it
As said above, the first thing you should do is speak with a specialist. You will need to find out what is causing the problem and then resolve it. If it is being caused by damp, you will need to thoroughly ventilate the area using a dehumidifier. Remember this may take a while and the fungus might still spread.
Another way is to get rid of all the damaged timber, obviously this isn’t the most ideal situation but might be the only any way to eliminate the problem properly. Again, seeking the advice of a professional is essential. A Chartered Building Surveyor can carry out a survey to correctly identify the fungal decay and determine if it really is dry rot and not wet rot as it is so commonly misdiagnosed.

Today we searched a listed building in Royal Tunbridge Wells. Our services were recommended by a chartered surveyor who specialises in listed buildings. Meg found a small outbreak of dry rot on an electrical board in the cellar. Undiscovered, this could easily have spread to the timber frame which is the structure of the main building.
we were fortunate to spend time at Blenheim horse trials with our food sponsor Harringtons and other sponsored dogs from Ecology Dogs & Wiggly Dog and Friends.
Enviro-Dogs search dogs were recently used by Rentokil Property care at this grade 1 listed building in Dundee. With a suspected dry rot outbreak in the cellar and various water penetration issues it was decided the most comprehensive way to search the building would be with a dog and surveyor. We were able to locate numerous areas of dry rot, at least 5 of these wouldn’t have been discovered without the search dogs as there was no visible signs. The above right picture is search dog Jess with an outbreak she discovered under hardboard floor which was glued and nailed down. The importance of our role in this search was summed up when the survey said “I’d never have found that without the dogs”.
