Taxing 65,000 vacant homes is good pr and perhaps good policy, it is without a doubt good optics. However it's a bandaid for a macro problem. As I see it housing is a crisis created by politicians and now John Tory our current Mayor has to manage this crisis former local, Provincial and Federal counterparts created, my name is Graham Connaughton and I've been selling downtown #Condos since '83 in #Toronto. In the 70's and 80's condos were a limited option in the City, those of us who sold them knew each and everyone. In the 90's everything changed. In 1998 I was selling District Lofts 388 Richmond St. for #Context Development @hellocontext we were the only show in downtown, It took me a 15 months to sell 148 Lofts, a glacial pace in todays market where 300+ unit buildings sell out in 24/48 hours. While I was there the Railway Land developments were being approved and their development team were watching our sales numbers like hawks as were every other Development team. Not only were the the Railway lands being developed Barbara Hall was amending the zoning for a relaxed live work south of Queen in order to repurpose the aging warehouse infrastructure. All of this before the Greenbelt. For anyone paying attention "We're going to need a bigger boat' should have been ringing in their ears INTENSIFICATION was written in Bold capitals on every corner and yet, no major infrastructure ie subways, highways etc came with this push for intensification. to this day there is a continuing push and pull between the Provincial Premiere and the Mayor of Toronto as to who really runs the city and who approves what for Toronto. While it is a great idea to have a round table of housing experts, the real round table should be the Federal, Provincial and City Politicans. I'm not going to mention we are the only major western urban centre that doesn' get ongoing funding for public transport. I would say to all politicians at every level for good or ill Toronto is the Golden Goose, be careful how you tread. Toronto also puts all levels of government in a territory they have never been before nurturing and caring for the 4th largest city in North America, the 8th most important financial centre on the planet, As Dear Old would say "You got yourself into this mess, now get yourself out of it" Get all levels of government involved. Speed up the process of getting more product to market and figure out a way of getting people in and out of the City more efficiently. Hear endeth the rant.....
