📈 Closed Sales: Up 5% (26 luxury single-family homes sold this month)

🏡 Avg. List Price: $6.49M

💸 Avg. Sales Price: $2.50M ($999/sqft)

The Takeaway: There is a huge spread between active listing prices and actual closed sales right now. The ultra-luxury mega-mansions are sitting tight, while the entry-to-mid luxury tiers are seeing incredibly aggressive buyer volume. When a property hits the right price point in the hills, buyers are pouncing instantly.

The biggest takeaway? Homes are selling twice as fast as before. The average days on market plummeted by 54%, which means properties are getting scooped up in just 32 days. ⏱️💨

Also, can we talk about the price gap? The average listing price is floating all the way up at a casual $16.67M, but the average actual sales price came in at $3.76M. It looks like the ultra-luxury mega-mansions are sitting tight on the market, while the lower-priced luxury tier is flying off the shelves.

Basically: if a property is priced right, buyers are moving instantly.
