See how Vancouver's embattled real estate market fared during July 2022. This article has a particular focus on the sales performance of Condos & Townhomes. Attached housing, as it's known, is becoming more desirable in part because it is often more attainable in this economic climate.

Houses with 3 bedrooms or more sold best in Vancouver's market for detached, single-family homes during the month of July. Houses in Vancouver West neighbourhoods of Dunbar or South Granville sold well, as did the Eastside Vancouver neighbourhood of Fraser. In Vancouver East, most homes were sold in the $1.25M - $1.75M range.

July's sales stats are certainly a story of contrasts with different neighbourhoods - sometimes side-by-side - having very different sales performance for the sake of a city block or two. As detached, single-family home sales are declining still, focusing on the condo market is more appropriate since it appears sales of these attached homes in multi-unit residential buildings continue to chug along. But still, it depends on the neighbourhood. The grass isn't always greener on the other side, but in Vancouver's case it's usually summer amber everywhere.

But then again a West Vancouver waterfront mansion sold for $7 million over assessment ($2.5M under asking), so who knows.

Vancouver's real estate market has taken a hit due to... everything happening in the world. Despite this, North Vancouver is still seeing decent sales figures for detached homes, condos and townhomes. Maybe it's the diverse appeal of the community? Parts of North Vancouver have a downtown feel, while other parts are village-like or downright suburban. There's definitely something for everyone.

Interestingly, some of the Shaughnessy neighbourhood is even zoned differently from other parts of Vancouver. These lots are designated as "FSHCA" zoning. This zoning refers to First Shaughnessy Heritage Conservation Area.

Vancouver East is the most popular area for buyers of condos and townhomes, ahead of Vancouver West and Downtown Vancouver. Why do you think this is?

Contrary to stalling sales in some cities and suburbs, North Vancouver's sales of homes, condos & townhomes continue reasonably strong amid inflation and interest rate hikes. Even among municipalities in the Lower Mainland, North Vancouver's market remains very robust and competitive as people are continued to be drawn to this diverse community.

Stats of homes, condos & townhomes sales in West Vancouver during June 2022. Amid global uncertainty and cautious market behaviour, residential sales continue to decline in line with most North American and international markets.

Condos and townhomes in Richmond sold very well in April with many neighbourhoods recording over 100% sales ratios.

Home sales in Vancouver Westside dropped to 14% sales ratio for the month of April, after performing at a high of 21% sales ratio in the previous month. The Westside brought in 658 new detached house listings to the market and only 92 sales this month.
