This is the question everyone is asking right now:

Where are interest rates going?

Here’s the reality 👇

Based on what we’re seeing, both fixed and variable rates are expected to stay in the low to mid 4% range for now.

But…

There’s a strong possibility that fixed rates could tick up later this year.

So if you’re waiting for rates to drop back into the 3% range…

That may not be realistic but you never know. 

Our advice is lock in your rates when you can if shopping to avoid loosing out if they do go higher.

The City of Ottawa’s Vacant Unit Tax (VUT) was introduced to help address the housing crisis by encouraging property owners to occupy or rent out residential properties rather than leaving them vacant.

All residential property owners in Ottawa even if your property is your principal residence or fully occupied.

Declarations can be submitted beginning in January and must be completed by the Interim Tax due date each year.

Late declarations will be accepted until April 30 and are subject to a $250 late fee.

Declarations must be completed online through the City of Ottawa’s website at ottawa.ca/vut using your property roll number and access code.

Homes vacant for more than 184 days may be subject to a 1% tax on the assessed value, with higher rates for continued vacancy. Failure to declare may result in automatic vacant status and additional taxes.

🏡 Ottawa Housing Market Update for October 2025- OHG NEWS

Balanced on paper…. but very much a calm buyer's market in reality.

Ottawa’s latest real estate stats are in, and while the Ottawa Real Estate Board is calling the market “balanced,” what we’re seeing day to day tells a little different story.

Here’s what happened in October:

📉 Buyer activity remains selective 📈 Inventory is still really elevated (4,232 active listings, +21% y/y) 💰 Average sale price hit $709,002 (+5.7% y/y) 🏠 1,177 homes sold (+8% from September) ⏱ Homes stayed on market longer: 26 days median

Across all property types, buyers have more choice, more negotiating power, and more time. Sellers, on the other hand, need stronger pricing strategies and better preparation to stand out.

Segment Snapshots:

🏡 Single-family homes: $854,078 average, steady, but lots of competition 🏘 Townhomes: $556,302 average, inventory up over 60% ( yes 60%), great opportunities for buyers 🏙 Condos: Only 152 sales, with 5.6 months of supply, the softest segment in the city

What’s shaping the market?

Interest rates are still high even after the late October cut to 2.25%. Affordability hasn't caught up yet, and both buyers and sellers are cautious. We expect slow, steady price declines over the next 12–24 months as the market rebalances.

What we’re seeing on the ground:

✔️ More conditional offers ✔️ More price reductions ✔️ Buyers regaining leverage ✔️ Sellers needing realistic, data backed strategies

This is a buyers’ market in slow motion, not a dramatic shift , but a clear one if you’re active in today’s market.
