A newly published study examining property values near dozens of large Midwest solar farms has found no significant negative impact ā and even aĀ slight positive effect ā from the projects, according to theĀ data.
Loyola University researcher Gilbert Michaud has attended scores of community meetings about proposed solar projects, from the Midwest to rural France. In past research, he quantified that property values were the most common concern brought up in local hearings about proposed utility-scale solar in Europe ā and heās seen similar trends in the U.S.
And while solar arrays may have an aesthetic impact, property values are influenced by aĀ wide range of other factors, such as the quality of schools and the local economy.
āIāve observed aĀ lot of the negative comments framed asĀ āāI thinkā orĀ āāI saw something on social media,āā said Michaud, an assistant professor of environmental policy at the School of Environmental Sustainability at Loyola University Chicago. So he sought toĀ āāelevate the discussion fromĀ āāI think, IĀ think, IĀ thinkāā by injecting it with some hardĀ data.
His latest study, published in the DecemberĀ 2024Ā issue of the journalĀ Solar Compass, looked at property values surroundingĀ 70Ā utility-scale solar projects in the Midwest and found they actually had aĀ minor positive effect ā increasing values byĀ 0.5% toĀ 2%.
āWhile the impact itself ā of aĀ few thousand dollars ā might not be incredibly meaningful,ā said Michaud,Ā āāclearly these projects drive economic development in rural communities, through jobs, tax contributions, et cetera, which in turn increase residential property values.ā
