If I could offer any advice, it would be to always write “month rent.” On the check when you pay. For example, if you are paying on the 1st of April, write “April 2020 rent” on the memo line of you check.
This makes it so your landlord cannnot put the money toward any fees (I.e. late fees, fines, legal fees). They also cannot evict you for owing those other fees. They can ONLY evict you for RENT money owed. Please also take a copy/picture of the check before submitting it.
Try to drop the check off in the drop box and avoid paying online if you are fighting with your landlord over those fees due.
This will not stop them from adding late fees to your account ( though, read your lease, because of a late fee is specifically for “rent due” they cannot post the same late fee for utilities or legal fees. For example, my lease has a $50 late fee for rent, but $7 for utilities and they always try to charge the $50 on utilities) or trying to collect the money after move out, but it does stop you from being evicted.
