#tuesdaytip Question I get often asked is, how does new homes differ in the real estate process than resale or existing homes? To answer that is simple. There is no difference besides the time you wait to have your home constructed. The loan process does not change. The home structure is the only difference. New homes come with warranties like a one year plan for all defects, two year for mechanical which means anything inside the walls mostly referred to electrical, plumbing, HVAC, and 10 year for structural in terms of your foundation. This is also referred as a 1-2-10 warranty program. Now my friends over at #PerryHomes have a two year warranty for defects. Theirs is called a 2-2-10 warranty. People tend to want a new home due to less worry in the maintenance of a home. However, no matter how old a home is, you still need to maintain it. Each quarter or change of a season, inspect your home. Look for cracks, unsealed areas, check floors to make sure they are leveled, have a HVAC technician come out to service your AC unit.
