LEE COUNTY HOUSING MARKET REPORT
The September housing market report for Lee County showed 1,464 properties sold for just over $726 Million during the month. The County includes Bonita Springs, Cape Coral, Captiva, Estero, Fort Myers, Fort Myers Beach, Miromar Lakes, Sanibel, and surrounding areas.
The luxury market slowed a bit, with 92 properties sold at or above $1 Million in September compared to 132 homes in August. The highest-priced sale was a luxury single-family home in Quail West for $6,200,000.

"The Wizard" by Don "DJ" Wilkins ( Public Art )
The Lee County FSW Campus was once named Edison Campus after the famed inventor, Thomas Alva Edison. To display this admiration of the entrepreneur, there is a larger-than-life, full round statue of Edison holding a cane and a metal ball. This sculpture in the round is titled “The Wizard” and was created by Don "D.J." Wilkins.
When looking at the sculpture, it is easy to tell that the campus has a large respect for him. For example, the title “The Wizard” is something that is fantastical, powerful, and seemingly out of this world. The statue is also around eight feet tall, which represents his standing as a pillar of encouragement and inspiration for the community. His face is set in a small, gleeful smile shining upon the students of the college founded under his name.
The statue depicts Edison in his older years, after he retired to his home in Fort Myers. I think it was a deliberate choice to represent him in his old age, since he never stopped inventing. It is another beacon of inspiration that encourages people to keep intentionally learning no matter their age.
The two objects he holds also portray a deeper meaning, I believe. In his right hand, he holds his cane. This could just be included for accuracy to his later years, but I think it is another encouraging message, as to say that it’s okay and encouraged to lean on people and things one trusts when they need support.
The other object Edison’s statue holds is a small metal ball. This is a tactile element that the audience can spin, but cannot be removed. I believe this represents Edison’s life of invention and learning. It is both an encouragement to continue learning and to forge ones own path instead of copying his.
Overall, the sculpture represents Thomas Edison’s affinity for learning and inventing and encouraging others to do the same. It also depicts the campus’ and the communities’ admiration for him, and the value put on education.
The January housing market report for Lee County showed 1,206 properties sold for just over $675 Million during the month. Lee County includes Bonita Springs, Cape Coral, Captiva, Estero, Fort Myers, Fort Myers Beach, Miromar Lakes, Sanibel and surrounding areas.
The luxury market remained active with 108 properties sold at or above $1 Million, up from 75 luxury sales during December. The highest price sale was condo in one of the Omega High Rises in Bonita Bay for $6.5 million.
Eighty percent of the top 10 highest priced homes sold in Lee County were luxury golf homes priced between $3,495,000 and $6,500,000. Golf communities represented were Bonita Bay and The Colony at Pelican Landing. On average, homebuyers paid 98% of list price for the top 10 most expensive homes sold in Lee County.

The September housing market update for Lee County showed 1,229 properties sold for just over $610M during the month. The luxury market slowed a bit, with 67 properties that sold at or above $1M.
It is too early to tell what impact Hurricane Ian will have on property values in Lee County. Based on experience with prior hurricanes, there will be a group of homeowners who will sell immediately. However, the vast majority are expected to re-build, or buy another home either in Lee County or another Southwest Florida city such as Naples, Sarasota, or Bradenton.

The latest Lee County real estate reports showed there were 1,651 properties purchased for just over a total of $839 Million during July.
Similar to the rest of Southwest Florida, inventory increased significantly in July. Single-family inventory doubled and condos rose 81.7 percent. Overall, inventory rose just over 95 percent.
At first glance, the increase seems extraordinary. Yes, it is a step in the right direction. However, we are a long way from a balanced market which is a 6 to 7 months’ supply of homes for sale. As of July 31st, overall inventory is approximately a 2 months’ supply.
